1. ObjectiveTo appoint a licensed durability/structural engineering consultant to prepare the complete repair design package, including detailed scope of work, technical specifications, BOQ, drawings, and authority approvals (if required) for the repair of the identified defects.
2. BackgroundAn inspection and report was carried out by F24 Real Estate Consultancy. The attached report highlights several defects not limited to the following;
A continuous crack approximately 53 meters long has been identified.
Location:
From Parking Bay 142 to Parking Bay 54. A slight level difference has been observed across the crack line. The crack follows an existing shrinkage strip / construction joint, indicating joint malfunction or slab separation.
Other moisture and dampness issues were identified in the report requiring attention.
A detailed inspection and condition assessment report is already available and is attached.
3. Consultant Scope of Services 3.1 Review of Existing DocumentationReview the provided inspection/assessment report.
Review available structural drawings and as-built documents (if available).
Conduct a site verification visit if required.
3.2 Repair Design & Engineering ProposalDevelop a comprehensive repair methodology addressing crack treatment, joint rectification, differential movement issues, and long-term durability.
Ensure the repair solution addresses structural integrity, load transfer serviceability, and waterproofing requirements.
Confirm whether structural strengthening measures are required.
3.3 Detailed DrawingsPrepare detailed repair drawings including plan layout showing crack treatment zones, cross-sections and repair details, joint reconstruction details if required, and reinforcement/dowel/stitching details if applicable.
Provide material specifications and application details.
3.4 Technical SpecificationsPrepare complete technical specifications covering material requirements, surface preparation, installation procedures, quality control measures, testing requirements, and contractor warranty requirements.
3.5 Bill of Quantities (BOQ)Prepare a detailed BOQ suitable for contractor tendering, including item descriptions, quantities, and measurement methodology.
3.6 Authority ApprovalsPrepare and submit required documents and drawings for approval from relevant authorities if applicable.
Address authority comments and revise submissions as required until approval is obtained.
Provide technical clarifications during the contractor tendering stage.
Respond to contractor queries related to design intent.
Detailed Repair Drawings in PDF and AutoCAD format.
BOQ in Excel format.
Authority approval documentation.
Final approved repair package.
Decennial Liability warranty for structural repairs. Design, materials and workmanship.
The consultant must be a licensed durability/structural engineering consultant in the UAE with proven experience in concrete repair, joint failure, slab rehabilitation, and concrete structures.
