Job Summary

The Director, Project Delivery plans and oversees all stages of construction projects to ensure they are completed safely, on time, and within budget across Kerzner International's ultra-luxury hospitality portfolio including Atlantis, One&Only, SIRO, and Rare Finds properties. This position is responsible for projects in their entirety from planning through execution to successful closeout including project planning and scheduling, budget management, quality control, and coordinating labor and subcontractors.

Key Responsibilities
  • Develop detailed project plans, schedules, and budgets for construction delivery
  • Review architectural and engineering plans to ensure understanding and feasibility
  • Direct and coordinate construction workers, subcontractors, and other staff
  • Oversee day-to-day operations and progress on construction site
  • Ensure full understanding of local codes and regulations across all jurisdictions
  • Ensure projects are fully staffed with appropriate resources and expertise
  • Participate in bid selection based on agreed criteria evaluating contractor proposals
  • Negotiate final GC and consultant contracts ensuring compliance throughout project lifecycle
  • Monitor and control costs to ensure projects stay within budget
  • Manage procurement and delivery of all necessary tools, materials, and equipment
  • Prepare contracts and negotiate changes with clients, suppliers, and subcontractors
  • Track project expenditures providing regular financial reporting to stakeholders
  • Implement and maintain quality control programs to ensure highest standards
  • Ensure all work complies with building and safety regulations
  • Monitor and promote safe working environment for everyone on site
  • Ensure all projects are completed to highest possible quality level
  • Conduct regular site inspections monitoring construction quality and compliance
  • Communicate project status and progress to clients, stakeholders, and team members
  • Prepare and present progress reports and necessary documentation to internal and external stakeholders
  • Resolve conflicts and address any issues that arise during project
  • Maintain effective document management system related to project development
  • Maintain working relationships with contractors, designers, consultants, and owners
  • Be familiar and conversant with Kerzner's design standards for all brands
Skills, Experience & Educational Requirements
  • Bachelor's degree in Civil Engineering, Structural Engineering, Construction Management, or related field required
  • 10 years delivering luxury hospitality projects including hotels, resorts, and branded residential
  • Proven track record completing projects on time, within budget, and to quality standards
  • Excellent project planning and scheduling skills with proficiency in project management software

    In-depth understanding of construction processes, methods, and standards
  • Strong financial management capabilities with experience managing substantial construction budgets
  • Knowledge of building codes, regulations, and safety requirements across multiple jurisdictions
