Building Inspection Services – Inspector I/II
The position is responsible for conducting building inspections to ensure compliance with building, plumbing, electrical, mechanical, and other applicable codes and ordinances. An incumbent who meets the minimum qualifications may be designated "Inspector II".
- Inspects new and existing commercial and residential structures for compliance with plumbing, electrical, mechanical, building, and other applicable codes and standards.
- Discusses code violations with builders, contractors, and homeowners and identifies solutions.
- Issues stop‑works orders and/or citations as appropriate until compliance is achieved.
- Conducts follow‑up inspections to verify corrections of violations.
- Prepares and maintains records of inspections; enters inspection data into computer.
- Reviews plans to ensure compliance with all relevant local and national building codes and ordinances, and contract specifications; approves building plans.
- Assists customers in person and by phone; provides information regarding the building inspection process.
- Maintains knowledge of applicable codes and changes to codes.
- Responds to code‑related questions.
- Responds to on‑call after‑hours requests.
- Performs other duties as assigned.
- Knowledge of construction methods and materials common to commercial, industrial, and residential construction projects.
- Knowledge of basic engineering standards and codes.
- Knowledge of building, plumbing, electrical, mechanical, and energy‑conservation codes.
- Knowledge of modern construction methods, practices, materials, tools, and equipment.
- Knowledge of computers and related software programs.
- Skill in interpersonal communication.
- Skill in interpreting codes accurately and effectively.
- Skill in analyzing permanent structures to determine conformity with established codes.
- Skill in verbal and written communication.
- Skill in reading and interpreting plans and specifications.
- Skill in developing and maintaining effective working relationships.
- Graduation from a standard senior‑high school or GED equivalent.
- Three (3) years recent experience inspecting plumbing and gas system installations.
- Two (2) years recent experience in electrical and/or building inspections (preferred).
- Possession of a current and valid ICC Certified Plumbing and Gas Inspector Certification(s) in commercial and residential applications (preferred).
- Work is performed while intermittently sitting, standing, walking, bending, crouching, or stooping; occasional lifting of light and heavy objects; climbing ladders.
- Work is performed in an office and outdoors, occasionally in cold or inclement weather.
- Employees may be exposed to noise, dust, dirt, grease, machinery with moving parts, and irritating chemicals; protective devices such as masks, goggles, and gloves required.
The Building Inspection Services Manager assigns work in general terms; the supervisor spot‑checks completed work for compliance with procedures and the nature and propriety of the final results.
