** What this job involves:
** The Maintenance Technician supports operation, inspection, and maintenance processes to mechanical, electrical and plumbing equipment and systems in assigned facilities. Partners with Team Members and Mobile Engineers in maintenance and repair efforts, as well as independently performing defined tasks. Performs inspections and repairs to assigned property interior and exterior areas, including HVAC units, Boilers, Cooling Towers, walls and flooring, installed fixtures, roofing systems, lighting, etc.
** What your day to day will look like:
*** Perform preventive maintenance on commercial chillers, boilers, and cooling towers
* Troubleshoot and repair rooftop units (RTUs), air handling units (AHUs), and package units
* Service and maintain variable air volume (VAV) boxes and pneumatic/electronic controls
* Monitor and adjust building automation system (BAS) parameters for optimal performance
* Perform refrigerant leak detection, recovery, and charging procedures
* Maintain and repair commercial compressors, condensers, and evaporators
* Service ventilation fans, exhaust systems, and make-up air units
* Conduct air balancing and testing of HVAC systems to ensure proper airflow and comfort
* Clean HVAC coils, change filters and belts.
* Performance of ongoing preventive and repair response work orders on facility mechanical, electrical, plumbing and other installed systems, equipment, and other components.
* Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.
* General maintenance and repair duties for interior spaces
* Assist the operations team in the maintenance and repair of building and equipment and/or as directed
* Moves office furniture, machinery, equipment and other materials as requested
* Replace lighting and ballasts
* Maintain compliance with State, County, or City Ordinances, Codes, or Laws.
* Utilize CMMS systems such as Corrigo for all work performed and update work orders in real time.
* All other duties and tasks assigned.
** Skills and

Qualifications:

*** High school diploma or equivalent
* Have a minimum of 5+ years of applicable working experience in commercial building repair and maintenance, basic plumbing, and basic electrical.
* Commercial/industrial HVAC experience preferred
* EPA 608 Universal Refrigerant Certification preferred
* Knowledge of commercial HVAC controls and building automation systems
* Experience with pneumatic and DDC control systems
* HVAC/R certification or technical school training preferred
* Licenses as required by authority having jurisdiction
* Must be able to lift up to 80 lbs and climb up to 30 ft ladders.
* Position requires frequent climbing, bending, kneeling, lifting, and driving.
