Responsibilities
- Manage the appraisal ordering process and ensure all requests meet company, investor, and regulatory requirements (including AIR/Appraisal Independence Requirements).
- Act as the primary point of contact between the company and Appraisal Management Companies (AMCs) or independent appraisers.
- Review incoming appraisal reports for completeness, accuracy, and compliance before submission to underwriting.
- Quickly identify and escalate appraisal issues such as valuation concerns, inaccuracies, or guideline discrepancies.
- Oversee the resolution of appraisal disputes, reconsideration of value requests, and corrections, ensuring documentation supports all actions.
- Maintain and enforce appraisal policies, procedures, and independence requirements to mitigate risk.
- Monitor turnaround times and AMC performance, addressing delays or quality concerns proactively.
- Manage internal staff involved in appraisal desk operations (if applicable), including training, workflow coordination, and performance evaluations.
- Track appraisal billing, fee schedules, and ensure accurate invoicing and payment processing.
- Collaborate closely with operations, processing, underwriting, and compliance teams to ensure seamless loan flow.
- Stay updated on regulatory changes, industry trends, and investor requirements related to valuations and appraisal processes.
- Minimum 3–5 years of experience in mortgage operations, appraisal desk, or valuation management.
- Strong knowledge of federal and state appraisal regulations, including AIR, USPAP basics, and investor requirements.
- Familiarity with appraisal ordering platforms (e.g., Mercury, Appraisal Port) and LOS systems such as Encompass.
- Excellent analytical skills with the ability to identify valuation risks and inconsistencies.
- Exceptional communication skills, both written and verbal.
- Strong organizational skills with the ability to manage multiple priorities simultaneously.
- Ability to work independently and in collaboration with multiple teams in a fast-paced environment.
- Experience managing AMC relationships.
- Supervisory or team leadership experience.
- Background in underwriting or appraisal review.
- Knowledge of Conventional, FHA, VA, and Jumbo loan guidelines.
