A great UHY client is seeking a Real Estate Development Financial Analyst to join their team. The ideal candidate will have experience in low income housing development and property management and advanced dynamics software and spreadsheet experience.

The Real Estate Development Financial Analyst role is a onsite position. This is a contracted position with the potential for direct hire.

  • Review and provide feedback on construction budgets, operating proformas, and project schedules for new real estate developments.
  • Analyze financial projections, sources and uses of funds, and other financial materials to assess project feasibility and support financing negotiations with lenders, grant providers, and investors.
  • Prepare and analyze budget-to-actual variance reports during construction and post-completion phases, providing documentation and explanations for variances.
  • Collaborate with development and asset management teams to evaluate operating budgets and ensure projects are performing in line with financial projections.
  • Complete annual reporting requirements related to affordable housing programs and other funding sources.
  • Update monthly property and project tracking schedules, including key financial metrics and covenant calculations.
  • Review and process draw requests for various funding sources, including debt, grants, and equity investments.
  • Participate in special projects involving financial statement analysis, process improvements, and other strategic initiatives.
  • Coordinate with internal finance staff and external accounting firms to prepare cost certifications and tax credit compliance documentation for completed developments.
  • Provide cross-departmental accounting and financial support as needed.
  • Participate in staff meetings, training sessions, and professional development activities.
  • Perform additional duties as assigned by management.
  • Maintain professional and ethical standards in accordance with organizational policies and applicable laws and regulations.
  • Bachelor’s degree in Accounting, Finance, or a related field.
  • Minimum of three (3) years of experience in accounting, budgeting, and financial analysis.
  • Experience preparing and analyzing financial reports for real estate development projects preferred.
  • Proficiency in Microsoft Excel and strong analytical and problem-solving skills.
  • Ability to manage large datasets and translate data into actionable insights.
  • Experience working with affordable housing or non-profit development organizations is desirable.
  • CPA certification preferred.
  • Valid driver’s license and reliable transportation required.
  • Strong understanding of the real estate development process, from acquisition through construction and lease-up.
  • Familiarity with affordable housing finance programs, including low-income housing tax credits and public funding sources.
  • Ability to produce accurate, comprehensive financial reports with clear conclusions and recommendations.
  • Excellent verbal and written communication skills.
  • Proven ability to manage multiple projects and meet deadlines with high attention to detail.
  • Self-motivated, with the ability to work independently and as part of a team.
  • Primarily office-based with occasional travel to project sites or community locations.
  • Requires regular sitting, standing, walking, and computer use.
  • May involve travel within local or regional areas under varied weather conditions.
