• Lead GC, CM, GMP and Design‑Build bid opportunities up to $10 million.
• Demonstrate and model Sachse Construction’s core values.
• Subcontractor procurement and buyout.
• Perform conceptual, schematic, and design development budgets independently.
• Understand and manage value engineering exercises.
• Review plans for consistency and accuracy.
• Manage all levels of takeoffs and apply unit prices.
• Levels/scopes trades as part of a bid team on larger type projects as GC/CM.
• Maintain current unit price and historical database.
• Understand contract types and typical scopes (writing scopes and level bids).
• Negotiate client and subcontractor terms and conditions.
• Call subs for coverage.
• Mentor Cost Engineers.
• Completely understand the estimating process.
• Develop and maintain excellent subcontractor/vendor relations.
• Have comprehensive understanding of all costs involved for current and future projects.
• Estimate costs that are not readily evident.

• 5-20 years of commercial construction management experience.
• Estimating and procurement experience.
• Bachelor's degree required.
