Job Purpose
To supervise the day-to-day operations of the site maintenance team, ensuring full compliance with all statutory and mandatory standards. The role is responsible for the effective, safe, and efficient delivery of Mechanical, Electrical, and Fabric (M&E) services across the contract.
Key Responsibilities
Ensure the efficient operation, maintenance, and repair of site M&E plant, equipment, and fabric services.
Manage the CAFM system to monitor performance, track service delivery, and produce reports.
Maintain compliance with client systems and oversee Quality, Health, Safety and Environmental (QHSE) responsibilities on site.
Organise and carry out reactive repairs to site M&E systems.
Prioritise and complete both reactive and Planned Preventative Maintenance (PPM) tasks, reporting performance and progress to the Site Lead.
Ensure all PPM activities are completed in line with agreed schedules and industry best practice.
Provide first-line supervision of specialist service contractors, including inductions, monitoring, surveys, and minor works sign-off in conjunction with the Contract Manager.
Prepare, assess, and validate Risk Assessments, Method Statements (RAMS), and Work Package Plans, maintaining accurate and up-to-date records to ensure compliance.
Take ownership of assigned tasks, including sourcing materials and obtaining supplier quotations.
Attend company meetings and training courses as required.
Support operational, day-to-day requests from the client, Supervisor, or Manager.
Participate in out-of-hours call-out rota as required.
Conduct contractor monitoring audits.
Raise and close out hazard observations in a live working environment.
Follow all operational processes to ensure efficient contract delivery.
Contribute to the development of innovative tools or ideas to improve contract maintenance performance.
Adhere to all organisational policies and procedures.
Decision Making & Budgetary Control
Reports to and is accountable to the Contract Manager.
Financial authority up to £1,000.
All decisions must support the completion of key responsibilities and objectives set by the Contract Manager.

Skills
Competent in using CAFM systems to manage work orders and compile reports.
Ability to organise team workloads and manage planned and reactive maintenance activities.
Able to prepare and submit quotations using web-based systems.
Experienced in completing and reviewing site-specific risk assessments.
Capable of compiling and managing site logbooks, including electronic logbook systems.
Flexible and mobile, with the ability to respond to urgent customer requests and attend site as required.
Knowledge
Strong understanding of CAFM systems.
Knowledge of statutory and mandatory compliance requirements.
Clear understanding of customer requirements within the contract scope.
Desirable:
Knowledge of plant operations and associated equipment.
Qualifications (Desirable)
City & Guilds (or equivalent) in an electrical discipline.
IOSH Managing Safely certification.
Experience
Proven experience in first-line supervision, including task allocation, motivation, and performance management.
Ability to maintain high service standards across the team.
Client-facing experience, with strong communication skills across internal and external stakeholders.
Desirable:
Minimum of two years' experience in a similar role or level.
Knowledge of current technical standards relating to:
Fire Alarm Systems
Generators
Electrical Services (including HV & AC)
Water Treatment Systems
Lifts and associated services
Strong understanding of mechanical and electrical plant and systems.
Ability to interrogate and operate Building Management Systems (BMS).
Knowledge of business-critical services such as UPS systems and communications rooms.
