Assistant Maintenance - Lowry North - Denver

Overview

Valiant Residential is seeking a Roving Assistant Maintenance who is responsible for assisting the maintenance supervisor and maintaining the physical integrity of the property, and working with the leasing team to maximize renewal and leasing opportunities. The Roving Assistant Maintenance will ensure that all duties are carried out with safety first and according to Valiant Residential policies.

• Complete service requests made by residents within 24 hours.
• Implement and manage the system for handling resident service requests. Whenever possible, all requests should be completed within 24 hours. Schedule the on-call rotation for the staff and assist with service as necessary.
• Assist in ensuring all business is conducted in accordance with company policies, procedures, and all state and federal laws (such as ADA, Fair Housing, OSHA, etc.).
• Assist in the distribution of flyers and other materials.
• Keep safety materials current and readily accessible. Be aware of the condition of the property and immediately correct unsafe conditions.
• Maintain accurate records of preventive maintenance, service requests, and make-ready status of all vacant apartments.
• Schedule and perform minor and routine maintenance on appropriate equipment on a regular basis. Inspect and maintain all tools in excellent condition.
• Diagnose and perform minor or routine maintenance or repair involving electrical, plumbing, HVAC systems, appliances, water irrigation systems, doors, windows, lighting, and related components (as listed in the original description).
• Handle on-call duties whenever needed and participate in standby emergency schedules for evening, weekend, and holiday coverage.
• Assist in preparing the property for various inspections and perform any additional duties as assigned by the property manager or Regional Community Supervisor.

• A minimum of two years of full-time experience in apartment maintenance or a trade that requires basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.
• High school diploma or equivalent. Technical certification is a plus.
• EPA refrigerant handling certification (refrigerant, transition, and recovery).
• Strong verbal and written communication skills in English to interact with team members, residents, vendors, and other stakeholders. Bilingual in Spanish is a plus.
• Own a basic set of hand tools.
• Valid driver’s license with a good driving record and auto insurance.
• Ability to perform work at other locations and travel within major metropolitan areas with possible overnight stays in other cities.
• Ability to work some weekends as needed.

• Must be able to sit, stand, climb, stoop, and remain at a desk for extended periods.
• Must be able to walk the property for long periods in various weather conditions.
• Must have the ability to climb stairs.
• Must be able to lift up to 30 lbs as needed.
