Our Lead Maintenance Technician assists the Facilities Manager in ensuring all properties in the Well Power real estate portfolio are properly maintained, serviced, and repaired, including electrical, plumbing, HVAC, landscaping, etc. Maintains and repairs a variety of complex machines. May assist in the installation of new equipment. Performs required mechanical and electrical maintenance functions; performs preventative maintenance as scheduled. Uses a wide variety of tools;
maintains records of work performed, parts used, and time spent. Works with little supervision. This is a journey level position.

Responsibilities & Duties:
- Monitor maintenance work performed by contractors and vendors at MHCD facilities; advise Facilities Manager and Lead Maintenance Technician of work being performed and of unusual conditions or problems related to work performed by contractors and vendors.
- Respond to emergencies by contacting the appropriate service contractor and Facilities Manager and Lead Maintenance Technician. Take required corrective measures to prevent hazard conditions to persons or property.
- Perform walk-through (interior and exterior) inspections of assigned MHCD sites. Identify areas to locate damage and required repairs. Check buildings and grounds for damage, required service, and fire or safety hazards.
- Complete maintenance work orders as assigned in a professional and timely manner.
- Maintain landscaping, including lawns, shrubs, trees, flowers, and other landscaping materials. Notify Facilities Manager and Lead Maintenance Technician when landscaping services have not been performed timely by MHCD’s landscaping contractor. Assist with snow and ice removal as needed at all MHCD sites.
- Perform minor plumbing repairs such as replacing washers, clearing small drain blockages, caulking fixtures, and repairing toilet flush valves.
- Perform minor electrical repairs such as changing light ballasts and replacing broken receptacles, switches, and lamp holders.
- Perform minor repairs to walls, floors, ceilings, doors, windows, window coverings, etc. Change light bulbs, fluorescent tubes, diffusers, lenses, etc.; change or clean filters in air handling units and terminal units. Monitor and log performance.
- Perform basic preventive maintenance tasks including cleaning, lubricating, inspecting, and adjusting heating, ventilating, and air conditioning equipment on a scheduled basis. Keep required logs of service tasks and dates.
- Rotating on-call coverage using a company vehicle. (paid time if response necessary)
- Maintain a trauma-informed environment of wellbeing.
- Perform other duties as assigned.
Additional duties for the Lead Maintenance Technician:
- The Lead Maintenance Technician is responsible for all Maintenance Technician duties, as well as assisting the Facilities Manager daily and providing department leadership in the absence of the Facilities Manager.
- Provide direction, training, and support to maintenance technicians.
- Order parts and supplies through Coupa for maintenance team members that do not have access to Coupa.
- Identify and/or troubleshoot issues, identify solutions, and execute repairs related to electrical, plumbing, HVAC, hot water heaters, etc. Engage third-party professional contractors, as necessary.
