We're working with a REIT company seeking a Senior Retail Property Manager to take full ownership of a high-profile retail or mixed-use asset. - Build and manage annual operating and capital budgets, forecasts, and reporting
- Track performance against business plan and underwriting assumptions
- Identify and execute ancillary income opportunities (specialty leasing, pop-ups, activations, sponsor ships, storage, alternative uses)
- Support ownership reporting, valuations, and financial analysis
- Develop and execute the annual business plan aligned with long-term ownership goals
- Monitor trade-area dynamics, consumer behavior, and competitive trends
- Partner on redevelopment, repositioning, re-merchandising, or densification initiatives
- Oversee capital projects with a focus on ROI, longevity, and guest experience
- Oversee all onsite operations, including maintenance, landscaping, security, housekeeping, and life-safety systems
- Ensure compliance with all local, state, and federal regulations (ADA, environmental, safety)
- Manage vendor relationships, contracts, and performance standards
- Maintain top-tier property presentation that reinforces brand and market relevance
- Collaborate with leasing teams by providing market insight, operational readiness, and tour support
- Oversee rent collection, lease compliance, and reporting
- Build strong tenant partnerships that support retention and long-term success
- Support specialty leasing and non-traditional tenancy to enhance activation
- Partner with marketing teams to drive traffic, engagement, and sales performance
- Support onsite events, activations, and programming
- Represent the property with local stakeholders, municipalities, and business groups
- Strengthen the asset's reputation within the community
- Lead, coach, and develop a high-performing onsite team
- Set clear expectations, KPIs, and accountability standards
- Support hiring, performance management, and succession planning
- Foster a culture of professionalism, ownership, and operational excellence
- 4+ years of experience in retail, mixed-use, or shopping center property management
- Background working in the REIT space
- Strong financial acumen with hands-on budget and NOI responsibility
- Proven ability to lead teams and manage complex operations
- Comfortable interpreting leases and real estate agreements
- Excellent communication and stakeholder management skills
