The Real Estate Section of the State Land Board manages a $6 billion endowment of assets. This position supports the agency’s real‑estate portfolio strategy, including acquisitions, dispositions, entitlements, and development of state trust lands.
Responsibilities- Provide strategic recommendations for the Board’s Real Estate Portfolio and Strategic Plan.
- Identify and evaluate prospective transactions; conduct research, analysis, and due diligence.
- Coordinate appraisal work and negotiate contract terms.
- Prepare contracts, manage transaction teams (internal and external), and present recommendations to senior management and the Board.
- Identify entitlement or development opportunities, calculate benefits, formulate strategy, and lead the implementation team.
- Seek and negotiate opportunities to perfect legal access to all state trust lands.
- Eight (8) years of relevant real‑estate experience in an office environment, covering sourcing, negotiating, underwriting, contracting, due diligence, closing transactions, project management, land entitlement, market research, data analysis, report writing, public presentation, and electronic file management.

- A combination of related education and/or experience equal to eight (8) years. Bachelor’s degree substitutes for 4 years;
Master’s substitutes for 2 years in real estate, business administration, finance, or a closely related field.
- Current or former state experience relevant to this position.
- Direct real‑estate investment/opportunity development experience.
- Experience in an office environment coordinating real‑estate records and processes.
- Research and market‑analysis experience on land use, disposition/acquisition, and market trends.
- Report writing skills for non‑technical audiences.
- GIS experience.
- Excel pro‑forma underwriting.
- Formal ARGUS DCF and/or ARGUS ENTERPRISE qualification.
- Proficiency in Google, Microsoft, and Adobe suites.
- Colorado residency required at application.
- Valid driver’s license required; regular travel throughout the state.
- Capability to exert up to 20 lbs of force.
- In‑person public presentations to the Board of Commissioners.
- Partially remote or hybrid work may be available at hiring agency discretion.

A salary range is posted and offers are based on a Colorado Equal Pay analysis considering experience, education, certification, and seniority.
