What is the role?
This role is responsible for supporting the operation and function of all Westerra leased facilities, owned buildings, grounds, and equipment to ensure safe and functional spaces for members and employees. Implements business action plans for short-term results (1 year or less) within the department. Sets day-to-day operational objectives for the team.
What will be expected of me?
* Oversee all day-to-day facilities operations, maintenance, repair, construction, life safety and vendor activity at Westerra's properties.
* Coordinate day-to-day operational tasks and workflow processes for team.
* Assist with property management tasks, including but not limited to tenant relations, lease administration, rent payment processing, monthly billing statements and invoice processing.
* Provide supervision of real estate and facilities staff.
* Manage and prioritize work orders within the facilities ticketing system.
* Formulate and implement preventative maintenance contracts and schedules with contracted vendors and/or through internal processes for maintenance conducted in-house.
* Manage vendor relationships, communication, scheduling, and general oversight of service line agreements.
* Assist with the RFP process with 3rd party vendors, source and re-bid where necessary to procure the best options for the credit union.
* Assist in the preparation of annual budgets and monthly financial reporting (including variances)
* Assist in supply ordering and procurement.
* Assist in project management for capital projects and internal department initiatives.
* Oversee workspace management, staff seating arrangements, moves & relocations.
* Perform routine property and suite inspections, addressing cross-departmental concerns and needs.
* Maintain adherence to OSHA training and regulations and industry best practices.
* Develops staff on specific projects and controls deployment of resources.
* Other duties as assigned.

What am I bringing?
Experience/
Education:
* 4+ years of property management and/or corporate real estate and facilities capacity
* Strong understanding of property management, facilities management, building systems and engineering, vendor management, and supplies procurement
* Minimum 1 year in a leadership role or equivalent, preferred experience in contributing to property management and/or facilities management strategies
* CFM, CPM or other industry certifications preferred
Skills and Abilities:
* Enthusiastic and energetic and friendly - You will be the main contact and "face" to many of our internal and external relationships; a can-do, helpful attitude and excellent interpersonal skills are a must.
* Strong written and verbal communication skills.
* Sense of urgency and ownership - We are a fun, fast-moving, and busy group, we need a teammate who takes ownership and has the desire to get things done in a Class A manner.
* Flexibility - No two days will be the same so the ability to go with the flow is a must. Know that your daily plan might get changed and be adaptable.
* Computer proficiency with Outlook, Word and Excel, and have extensive experience with a variety of email and web-based applications. Yardi experience a plus.
* Valid Colorado driver's license and the ability to travel between branch locations in the Denver Metro area and beyond with your own dependable vehicle or one of our fleet vehicles.
* Detail oriented with strong organizational and time management skills.
* Must maintain a high-level of confidentiality.
* Accountable for multiple processes or programs.
* Routinely uses significant judgment and implements best practices on simple to complex real estate and facilities problems.
* Accountable for completion of assigned processes or programs
* Acts autonomously on most decisions but may require guidance on more complex judgments.
