Operating Engineer
JLL
Summary: The Operating Engineer supports operation, inspection, and maintenance processes for mechanical, electrical, and plumbing equipment & systems in assigned facilities. Responsibilities include inspections and repairs throughout property interior and exterior areas, such as walls, flooring, fixtures, roofing systems, lighting, HVAC, and more.
Location: Denver, CO
Schedule: Monday‑Friday during regular business hours with occasional on‑call flexibility as needed.
Salary: $30 / hr – $45 / hr DOE
Primary Responsibilities- Supervise and direct contractors, monitoring performance of assigned responsibilities.
- Perform all maintenance service requests efficiently with minimal disruption.
- Complete daily rounds and logs.
- Maintain lighting system bulbs and ballasts.
- Operate and run all building HVAC equipment.
- Schedule all annual Fire Life Safety (FLS) inspections and deficiency repairs.
- Schedule third‑party elevator inspections and deficiencies.
- Complete tenant requests effectively and in a timely manner, closing work orders when completed.
- Assist the operations team in building and equipment maintenance and repair.
- General interior maintenance (hang pictures, repair office furniture, etc.).
- Perform plumbing repairs.
- Execute special tasks such as painting, locksmith work, tenant service requests, and general maintenance as assigned.
- Move office furniture, machinery, equipment, and other materials as requested.
- Conduct facility inspections and due diligence efforts, reporting conditions impacting client occupancy and operations.
- Respond effectively to emergencies.
- Comply with all safety procedures and maintain good housekeeping.
- Follow policies for safe storage, usage, and disposal of hazardous materials.
- Participate in ongoing technical, safety, and operational training programs.
- Maintain a clean and safe work environment, complying with state, county, or city codes.
- Document work performance and materials procurement using the work order system.
- Complete all preventive maintenance tasks efficiently, closing work orders when finished.
- Communicate status and completion of all projects to the property team.
- Paint mechanical room floors and equipment.
- Order supplies and materials.
- Rotate on‑call coverage as needed.
- Valid state driver’s license.
- Minimum 3 years of general building repair and maintenance experience, basic plumbing, and basic electrical skills.
- Ability to lift at least 50 lbs., use ladders up to 30 ft., possess mechanical and electrical aptitude, excellent English communication skills.
- High school diploma or GED equivalent.
- Compliance with Jones Lang LaSalle and client‑directed policies.
- Self‑motivated, able to work independently or on a team.
- Universal CFC EPA certification or interest in achieving within first year with JLL assistance.
