Maintenance Technician

Essential Duties & Responsibilities
  • Community Maintenance – regular/daily onsite attendance required.
  • Respond to resident and management requests and work orders for common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements for community common areas and units are completed.
  • Assist with scheduling and performance of all maintenance/repair‑related turn events.
  • Assist in daily cleanup of the community exterior, including grounds, breezeways, and all common areas.
  • Perform swimming pool maintenance and cleaning; maintain accurate, timely chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous conditions or liability concerns.
  • Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Follow Asset key policies.
  • Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program and promote safe work practices.
  • Participate in unit inspections as requested.
  • Assist with monitoring inventory of equipment and supplies.
  • Maintain accurate records for service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Participate in on‑call emergencies at the community.
  • Utilize property resources, equipment, and supplies economically.
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.
  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce community policies as delegated by supervisors.
Education / Experience
  • High School Diploma or Equivalent.
  • Basic computer skills required to understand and perform all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement and traversal of work sites, including ladders, stairs, ramps, and confined spaces.
  • Lifting and moving objects of 100+ lbs.; operating power tools and motor vehicles/golf carts.
  • Prolonged standing, sitting, and exposure to outdoor weather and hazardous chemicals.
  • Ability to work overtime, weekends, night hours (on‑call property emergencies).
License / Equipment
  • Reliable transportation due to emergency on‑call requirements.

At Asset Living, compensation is based on skill set, background, training, certifications, and relevant experience. Salary Range: $22 per hour to $23 per hour
