The Chief Engineer is responsible for protecting and improving the value of the client's assets and ensuring that building engineering systems continue to perform their intended function. As the leader of the engineering team, the Chief Engineer also manages budgets, coordinates maintenance schedules, supervises staff, and ensures optimal service to tenants and stakeholders.
Key responsibilities include:

* Management of Core Systems:
Requires in depth knowledge in the operation and maintenance of critical systems, including:
Central plant heating and cooling systems, and all associated HVAC equipment, pneumatic controlled devices, plumbing, electrical, fire protection and safety, elevators, and building automation systems (BAS) for a large CBD office building.
* System Optimization:
Ensure systems are running at peak performance through regular monitoring, adjustments, and repairs, to reduce energy consumption and operational costs.
* Troubleshooting & Problem-Solving:
Lead complex troubleshooting and diagnostics for major system failures, providing quick resolution to minimize downtime and service disruption.
* Maintenance Scheduling:
Develop and implement preventive maintenance plans and schedules for all building systems, ensuring that service intervals meet manufacturer guidelines.
* Performance Audits:
Regularly assess and analyze system performance, identifying opportunities for improvement, cost savings, and system longevity.
* Routine Inspections:
Conduct periodic inspections of building equipment, infrastructure, and safety systems to ensure everything is functioning as expected.
* Energy Efficiency:
Implement energy management strategies to optimize building energy use, including HVAC optimization, lighting upgrades, and other sustainable building practices.
* Cost Control:
Monitor utility consumption and costs, identifying inefficiencies and implementing measures to reduce expenses.
* Green Initiatives:
Lead the building's sustainability efforts, including LEED certification, green building practices, and reducing the building's environmental footprint.
* Team Supervision:
Direct, mentor, and supervise the engineering and maintenance staff, including building engineers, mechanics, and maintenance technicians. Assign tasks to team members based on skill set and priority, ensuring timely completion of work orders and projects.
* Training & Development:
Provide training and development opportunities to staff, ensuring they have up-to-date knowledge of building systems, safety practices, and industry standards.
* Performance Evaluation:
Conduct performance reviews, providing feedback, coaching, and support to team members for career development.
* Vendor Selection:
Work with the property management team to select and hire third-party contractors for specialized work (e.g., elevator servicing, large-scale repairs).
* Quality Control:
Monitor vendor performance, ensuring work is completed on schedule, within budget, and to high-quality standards.
* Regulatory Compliance:
Ensure the building complies with all local, state, and federal regulations, including fire codes, building codes, health and safety standards, and environmental laws.
* Incident Reporting:
Develop and implement procedures for handling accidents, safety incidents, and equipment failures, including reporting and documentation.
* Operational Budget Management:
Develop and manage the engineering department's budget, ensuring that expenses align with allocated funds.
* Capital Improvement Planning:
Work with the property management team to plan and prioritize capital improvement projects.
* Capital Projects and Tenant Improvements:
Participate in managing large-scale construction, renovation, or upgrade projects, ensuring coordination between contractors, vendors, and building management. Read and analyze construction drawings, including structural, mechanical, electrical and plumbing.
* Emergency Procedures:
Develop and maintain building emergency response plans for incidents such as fires, power outages, natural disasters, or mechanical failures. Ensure the building and staff are prepared for emergency situations, conducting regular drills and ensuring that all safety measures are in place.
* Emergency Systems:
Maintain emergency systems (e.g., fire alarms, backup generators, emergency lighting) to ensure they are operational and compliant with safety regulations.
* Safety Inspections:
Conduct regular safety inspections of all building systems, addressing any deficiencies promptly to maintain a safe environment for occupants and staff.
* Crisis Management:
Lead the response to emergencies, coordinating with staff, tenants, and external emergency services to mitigate risks and restore normal operations.
* Tenant Requests:
Oversee the prompt resolution of all tenant service requests.
* Tenant Communication:
Inform tenants about planned maintenance, system upgrades, or disruptions to services in a timely and professional manner.
