Service Technician-PM. The right candidate will maintain Build-To-Rent communities and deliver a high level of customer satisfaction. Responsibilities include facilitating all customer warranty requests, performing repairs or scheduling subcontractors, community maintenance, inspections, repairs, and the turn process, and proactively resolving customer issues before and after move-in.
- Evaluate resident repair issues to determine if they are warrantable items
- Complete assigned work orders from resident requests, diagnose issues, and perform repairs following policies, safety standards, and codes
- Complete the make-ready process to prepare vacant homes for leasing and move-ins, including pre-move-out inspection, punch list creation, scheduling vendors, and procuring supplies
- Perform repairs such as carpentry, drywall, texture repair, and painting
- Schedule and manage subcontractors for warranty and make-ready/turn repairs
- Certify warranty work is completed within contractor obligations
- Follow up with homeowners to ensure concerns are addressed timely and professionally; solicit online reviews
- Process charge-back documentation and invoices
- Maintain inventory of parts and supplies
- Register and track warranty status for applicable items
- Conduct construction walks on ready homes, using checklists to document items and sign off on acceptance
- Field emergency service calls on nights and weekends
- Manage move-out turn process, including cost estimates and vendor selection
- Conduct move-in and move-out orientation, noting required work and coordinating with residents
- Maintain grounds, common areas, and amenities (e.g., cleaning, painting curbs and signage)
- Communicate with support teams to ensure quality documentation, reporting, and community performance
- Ability to work overtime and be on-call for emergencies
- High school diploma or GED
- Three or more years of related experience, including carpentry, drywall, texture repair, and painting
- Valid driver's license, vehicle capable of carrying supplies, and own tools; ability to drive among designated communities
- Ability to work independently and productively without supervision
- Ability to utilize DHI Residential warranty applications on a smartphone, tablet, or laptop
- Ability to follow written or oral instructions and apply common sense to warranty processes
- Proficiency with MS Office and email
- Physical ability to stand and walk for extended periods, lift up to 50 pounds
- Regular exposure to outdoor conditions and high, precarious places; risk of electrical shock
- Experience as a Service Manager or Senior Service Technician in residential/property management
- Experience with minor electrical, plumbing, and HVAC repairs
