Operations Manager
Kiferbaum Development Group is an integrated Owner/Developer/General Contractor, responsible for the full lifecycle of our projects from acquisition and design through construction, closeout, and operations. This structure allows for streamlined decision-making, strong alignment between development and construction, and a hands-on, solutions-oriented project environment.
The Assistant Project Manager (APM) will support multiple active projects and work directly with the project superintendents and owner/developer. This role is intended for an experienced construction professional who prefers to support project execution rather than directly run projects.
The APM is expected to be well-organized, take initiative, identify issues early, and propose practical solutions. This position requires strong technical construction knowledge, excellent organizational skills, and comfort operating in a fast-paced, owner-driven environment.
Current and upcoming projects include a 50-unit mixed-use apartment building, a 30-unit mixed-use apartment building, a 4-unit mixed-use apartment building, and a single-family subdivision with 9 homes.

Preconstruction & Procurement
- Support bidding, scope development, takeoffs, buyout, and subcontract issuance
- Analyze bids for scope gaps, risk, and alignment
- Assist with subcontractor selection and procurement strategy
Cost, Contracts & Financial Tracking
- Track subcontract agreements, COIs, compliance, commitments, and cost exposure
- Support change order pricing and documentation (PCOs/COs)
- Assist with pay applications, lien waivers, and owner billing support
- Manage RFIs and submittals from creation through resolution
- Maintain accurate, organized project documentation and drawing control
- Communicate approved changes and clarifications to project teams
Schedule & Planning Support
- Assist with schedule development and maintenance
- Track short-term look-ahead schedules and identify schedule risks
- Document schedule impacts related to RFIs, submittals, and changes
Field Coordination & Quality Control
- Work closely with Superintendents to support field execution
- Assist with trade coordination, sequencing, and issue resolution
- Verify work complies with contract documents and quality standards
Safety, Compliance & Inspections
- Track subcontractor safety documentation and compliance requirements
- Support inspections, testing, and incident documentation as needed
Owner Interface & Communication
- Work directly with the Owner/Developer on documentation, analysis, and project support
- Prepare meeting agendas, minutes, and track action items
- Coordinate communication between ownership, PMs, Superintendents, design teams, and subcontractors
Punch List & Closeout
- Support punch list creation, tracking, and closeout
- Coordinate warranties, O&Ms, as-builts, inspections, and project turnover
- Assist with final lien waivers and retainage release
- Bachelor’s degree in Construction Management, Engineering or Architecture
- 3–10 years of construction or engineering experience
- Strong ability to read and interpret construction drawings and specifications
- Experience with quantity takeoffs, cost tracking, and procurement support
- Strong organizational skills and attention to detail
- Clear written and verbal communication skills
- Ability to manage multiple priorities across multiple projects
