Property Manager – Residential & Short-Term Rental Portfolio

Apartments | Single-Family Homes | Short-Term Rentals | Storage Units

Green Bay Area | Full-Time

Toonen Consulting is representing a privately held, growing real estate investment organization seeking an experienced, hands-on Property Manager to oversee a diverse portfolio of apartments, single-family rental homes, short-term rentals (Airbnb-style), and storage units throughout the Green Bay area.

This role is ideal for a strong operator who enjoys variety, takes true ownership, and thrives in a fast-paced, entrepreneurial real estate environment. You will be responsible for day-to-day operations, performance, and overall experience across multiple asset types while working closely with ownership to maximize value and efficiency.

Key Responsibilities
  • Oversee daily operations for a mixed portfolio of apartments, single-family homes, short-term rentals, and storage units
  • Lead and coordinate leasing, maintenance, cleaning, and vendor teams
  • Manage resident and guest communications with timely, professional responses
  • Coordinate move-ins, move-outs, unit turns, and short-term rental turnovers
  • Schedule and oversee housekeeping and maintenance for short-term rental stays
  • Manage storage unit operations, including leasing, access issues, tenant communication, and unit turnover
  • Conduct regular property and site inspections to ensure quality, safety, and compliance
  • Maximize occupancy and revenue through retention, pricing strategy, and operational efficiency
  • Address and resolve resident, guest, or tenant concerns promptly and professionally
  • Ensure compliance with fair housing laws, landlord-tenant regulations, and local short-term rental ordinances
  • Assist with leasing activities, including showings, applications, and lease execution as needed
  • Track work orders, vendor invoices, operating expenses, and performance metrics
Qualifications
  • 5+ years of property management experience, preferably across multiple asset types
  • Experience with apartments, single-family rentals, short-term rentals (Airbnb-style), and/or storage facilities
  • Strong understanding of leasing, maintenance coordination, unit turns, and vendor management
  • Working knowledge of fair housing laws, landlord-tenant regulations, and local STR requirements
  • Familiarity with short-term rental platforms (e.g., Airbnb, Vrbo) is a plus
  • Strong organizational and time-management skills
  • Ability to work independently while collaborating with ownership and team members
  • Valid driver’s license and reliable transportation (mileage reimbursed)
  • Detail-oriented, self-motivated, and comfortable in a fast-moving environment
Compensation & Benefits
  • Salary $60,000-$65,000
  • Competitive compensation with performance-based bonus potential
  • Candidates with strong, directly relevant experience may start above the posted range
