Toonen Consulting is representing a privately held, growing real estate organization that is seeking an experienced Project Manager to oversee the planning, coordination, and execution of ground-up apartment developments from pre-construction through final close-out. This role is critical in ensuring projects are delivered on time, on budget, and to quality standards, while coordinating across architects, engineers, contractors, inspectors, and internal stakeholders.
This position is ideal for someone who understands the full lifecycle of new multifamily builds and enjoys being hands-on, detail-oriented, and accountable for results.
What You’ll Do:Project Planning & Pre-Construction:
- Manage projects from early planning and budgeting through construction and close-out.
- Review plans, specifications, and scopes of work for constructability and cost efficiency.
- Assist with bid packages, contractor selection, and contract negotiation.
- Develop and maintain project schedules, milestones, and budgets.
- Oversee day-to-day construction activities for new apartment buildings.
- Coordinate with general contractors, subcontractors, architects, and engineers.
- Conduct regular site visits to monitor progress, quality and safety.
- Review pay applications, change orders, and cost reports.
- Ensure compliance with building codes, permits, and inspections.
- Track costs and proactively manage budgets to prevent overruns.
- Identify risks early and implement corrective actions.
- Ensure construction meets design intent, quality standards, and timelines.
- Maintain accurate project documentation and reporting.
- Serve as the primary point of contact for construction-related matters.
- Provide regular updates to ownership and internal leadership.
- Coordinate with property management teams for smooth project transitions.
- 5+ years of experience in construction project management, preferably multifamily ground-up development.
- Strong understanding of construction methods, sequencing, and materials.
- Experience managing multiple vendors, trades, and consultants.
- Ability to read and interpret architectural and engineering plans.
- Proven track record of managing budgets, schedules, and deadlines.
- Strong organizational, communication, and problem-solving skills.
- Proficiency with construction management software (Procore, Buildertrend, or similar preferred).
- Valid driver’s license and ability to travel to job sites.
- Experience with apartment developments (wood-frame, podium, or mixed-use).
- Knowledge of local building codes and permitting processes.
- Background working with owner-developers or family-owned organizations.
- Work on new apartment developments, not maintenance or renovations.
