ASSISTANT COMMUNITY MANAGER
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. The Assistant Community Manager plays a vital role in delinquency management and rent collection to optimize the property s cash flow and financial position. The role includes managing all phases of operations (personnel, leasing, maintenance, financials, administration & risk management) in the absence of the Community Manager.
As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability concerns.
- Post all payments and income received from applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily accounts receivable.
- Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts, including bill-backs of utilities where applicable.
- Perform end-of-month closing procedures and reporting.
- Maintain accurate records; audit resident files to ensure accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance through supportive leadership.
- Ensure staff compliance with company policies and procedures.
- Strategic leasing management; ensure leasing techniques are effective to close deals, with proper follow-up, lease documentation, and up-to-date reporting systems.
- Implement marketing strategies and systems from the annual marketing plan.
- Handle resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter).
- Show, lease, and move-in prospective residents.
- Maintain excellent customer service and monitor maintenance service requests and response times.
- Maintain property appearance and ensure timely repairs via regular inspections and tours.
- Assist with supervision of all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically (e.g., obtaining bids, dealing with vendor issues).
- High School Diploma or equivalent; bachelor’s degree preferred, or two years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
