Overview
Job Title: Maintenance Technician
Department: Operations
Reports To: Operations Manager
FLSA Classification: Non-Exempt
Summary
The Maintenance Technician follows the lead of the Senior Maintenance Technician to maintain building and equipment compliance with State and Federal regulations; execute repairs and maintenance in a timely manner; maintain a high standard of building and property appearance/maintenance; support a cost-effective preventative maintenance program focused on maximizing equipment performance and function; contribute to minimizing repair/replacement costs/expenses.
Essential Duties & ResponsibilitiesPerform a variety of general maintenance/repair activities on the interior and exterior areas of the property, including but not limited to:
- Basic and varied carpentry, drywall repair/painting, tile repair/replacement, flooring repair & replacement, basic plumbing, and basic electrical duties.
- Routine and preventative maintenance on equipment and vehicles.
- Snow removal.
- Lawn/grounds care.
- Minor parking lot repair and maintenance.
- Basic HVAC maintenance.
- Operate lift equipment.
- Assist other departments with special events, set-ups, and requests.
- Adherence to OSHA requirements.
- Perform additional maintenance duties as assigned by the Senior Maintenance Technician or the Operations Manager.
- High School Diploma or GED, required.
- Technical school or training preferred.
- Minimum of two (2) years' work experience in maintenance.
- Proficiency with most used hand tools and power tools.
- Ability to read, write and follow written and oral instruction.
- Ability to apply common sense understanding to issues and make recommendations as appropriate to the Operations or General Manager.
- Ability to work in a professional manner with outside contractors, vendors, and tenants as necessary.
- Must have a valid driver's license.
- Ability to have a flexible work schedule which might include working: evenings, weekends and holidays as needed or scheduled.
- Ability to be on call for property issues and respond during non-standard working hours.
- Ability to work as a team member in a professional manner.
- Ability to identify and eliminate safety hazards as well as complete safety operator certifications.
Physical Requirements
The following are the physical requirements required to be performed with or without reasonable accommodation.
- Strength and Endurance:
- Ability to lift heavy objects and equipment, often weighing up to 50 pounds.
- Endurance to perform physically demanding tasks for extended periods.
- Mobility:
- Agility and ability to move around the interior and exterior of the mall, including carrying and climbing ladders, stairs, and accessing elevated areas.
- Capability to navigate various terrains, both indoors and outdoors.
- Ability to drive a pickup truck with a snowplow.
- Manual Dexterity:
- Manual dexterity sufficient for use of power tools and hand tools, to operate scissor lifts, extendable boom lifts, a snowplow and other equipment as necessary, as well as occasional use of a keyboard, mouse, and telephone.
- Ability to manipulate small components, fasteners, and equipment during repairs.
- Vision:
- Clear vision to inspect equipment, read technical manuals, and identify potential issues.
- Ability to distinguish colors for tasks such as wiring and electrical work.
- Hearing:
- Ability to hear and respond to equipment malfunctions, alarms, and other auditory cues.
- Awareness of sounds indicating potential issues with machinery or systems.
- Stamina:
- Physical stamina to perform tasks that may involve prolonged standing, walking, or other physically demanding activities.
- Ability to work in varied environmental conditions, including temperature extremes.
- Coordination:
- Excellent hand-eye coordination for precise handling of tools and equipment.
- Ability to perform tasks requiring coordination and balance.
- Safety Awareness:
- Adherence to safety protocols and the ability to identify and address potential safety hazards.
- Knowledge of proper lifting techniques and other safety practices.
