Leasing Consultant

Brief

Description:

Due to an internal promotion, SYNC at West Dallas is seeking a customer service focused Leasing Consultant to join our sales team! Previous leasing experience is highly preferred but not required for candidates with relevant sales, hospitality, or real estate experience. A valid Driver's License with reliable transportation is required for outreach marketing and other necessary tasks. Candidates must have strong communication and interpersonal skills and the ability to thrive in a fast‑paced community while providing excellent customer service.

Day in the Life of a Leasing Consultant at SYNC Residential
  • Tour prospective residents while assisting them through the entire application and leasing process
  • Communicate and follow up with prospects via the CRM
  • Manage incoming calls and inquiries from current and prospective residents
  • Create social media content and marketing materials to promote the community
  • Complete outreach marketing within the neighborhood and at preferred employers
  • Audit the community website and online listing sites to verify all information is up to date and functioning properly
  • Open and close model apartments and show units for touring
  • Ensure move‑in packets and units are prepared for new residents
  • Plan and participate in resident events
  • Act as the first line of contact, verbally and in person, for all prospects, vendors, employees, management executives, and the public. Attempt to lease shown apartments, pre‑lease apartments, and renew existing residents to maintain maximum occupancy and rates. This role directly impacts company funds.
  • Answer all telephone calls, greet in‑person visitors, provide rental information in an enthusiastic and positive manner, schedule sales appointments, and convert phone inquiries into property visits
  • Tour model or market units daily, confirming readiness each morning and closing each evening. Demonstrate units with the goal of closing 50% of prospects shown.
  • Record all traffic and activities daily and apply company guest card and follow‑up programs promptly and consistently
  • Notify prospects of application acceptance or rejection within 24 hours of decision
  • Complete and review market surveys to stay current with local markets
  • Record resident service requests, post completed work orders, and follow up by phone on completed work orders each week
  • Complete other administrative, marketing, and reasonable duties as assigned
Marginal Duties
  • Make business and locator contacts weekly to promote the property and generate traffic
  • Execute lease paperwork and move‑in packet, following company policies regarding move‑in procedures and aiming for a zero‑defect move‑in experience
  • Assist in resident retention and relations programs to promote satisfaction and comfort
  • Keep the leasing office and desks neat and orderly, maintaining the office standardization system, filings, and supplies
  • Travel to suppliers to pick up parts and supplies as needed
  • Greet prospects and qualify by covering all criteria (ask questions; use completed guest cards)
  • Record all marketing and traffic—including emails, calls, and in‑person visits—on appropriate reports
  • Lease apartments and manage all paperwork involved in applications
  • File own guest cards and maintain them per established procedures
  • Inspect model and available “market‑ready” units and communicate needed services to the Property Manager
  • Demonstrate community and apartment/model knowledge to clients, communicate features and benefits, and close the sale
  • Have prospects complete applications and secure deposits per company procedures and Fair Housing requirements
  • Update availability reports, process applications for approval (credit checks, rental history, etc.), submit applications to the Property Manager, and follow up on status
  • Ensure apartments are ready for resident move‑in on the agreed date
  • Follow up on prospects that did not close, attempt a second close, and refer unsatisfied prospects to sister communities when appropriate
  • Secure new residents’ signatures on paperwork prior to move‑in and orient them to the community
