Overview
Arete Res is looking to add a Leasing Manager to our leadership team. This position is a results-obsessed sales leader responsible for driving leasing velocity, optimizing occupancy, and maximizing revenue through aggressive leasing strategies, coaching, and performance accountability. This role is for a top-producing closer who thrives in fast-paced environments, leads from the front, and expects to be paid for performance.
Success is measured by leases signed, traffic conversion, speed to lease, and NOI impact.

This role requires deep familiarity with the Dallas rental market, strong leadership, and a commitment to resident satisfaction. You’ll be responsible for maximizing occupancy, controlling expenses, and ensuring compliance with Texas property laws and Dallas-specific regulations.
Key Responsibilities- Sales & Leasing Performance
- Personally drive leasing production while leading by example on the sales floor
- Own and exceed monthly leasing, occupancy, and conversion targets
- Aggressively manage daily traffic, followup cadence, and lead response times
- Convert online, phone, and in-person leads with urgency and precision
- Execute creative closing techniques to overcome objections and secure commitments
- Team Leadership & Accountability
- Train, coach, and motivate Leasing Consultants to elite sales performance
- Conduct regular roleplay, script refinement, and conversion reviews
- Hold the team accountable to daily activity metrics and leasing goals
- Foster a competitive, winning sales culture with clear expectations
- Revenue & Strategy
- Partner with Property Manager on pricing strategy, concessions, and demand analysis
- Monitor market trends, competitor activity, and adjust sales tactics accordingly
- Maximize rent growth while maintaining leasing velocity
- Ensure flawless execution of resident screening and leasing compliance
- Customer Experience
- Deliver a high-energy, professional, and confident leasing experience
- Ensure tours are memorable, intentional, and conversion-focused
- Maintain a polished leasing office and model presentation
- Lease conversion ratio
- Leasing velocity (leases per month / per agent)
- Occupancy growth
- Traffic response time & followup compliance
- Revenue and rent optimization
- 3+ years of multifamily leasing experience (with documented sales success)
- Proven ability to consistently exceed leasing goals
- Strong leadership presence with coaching and accountability skills
- Competitive, goal-driven, and performance-motivated mindset
- Comfortable with commission-based earnings and stretch goals
- Experience with leasing software and CRM systems
Base Pay:
Competitive hourly or salary base
- Individual Leasing Bonus
- $150 per lease (110 leases/month)
- $250 per lease (1120 leases/month)
- $400 per lease (21+ leases/month)
- Team Performance Bonus
- $500 monthly bonus when community hits 95% occupancy
- $1,000 monthly bonus when community exceeds leasing target by 10%+
- Conversion Accelerator
- Additional $1,000 quarterly bonus for maintaining 35%+ tour-to-lease conversion
- Annual Upside
- Top-performing Leasing Managers can earn $15,000–$30,000+ annually in bonuses alone.
