Job Description

• Coordinate all outreach marketing, leading, and pre-leasing of rental units
• Create ad campaigns across different platforms
• Review and update listings on the company website and all other platforms, such as Zillow, Facebook Marketplace, Craigslist, Etc.
• Develops marketing plans to ensure sufficient qualified traffic flow
• Outreach marketing, such as in-person marketing to nearby businesses, locator and agent outreach, postcard mailings, etc.

• Respond to phone and email inquiries, which include providing leasing information, prequalifying prospects, scheduling tours, etc.
• Lead follow-up via email or telephone and record all activity via App Folio
• Walk “vacant ready” units and create punch lists for any outstanding items
• Must be able to handle light make-ready items during unit inspections, such as changing a light bulb, wiping down a counter, changing an air filter, etc.
• Conduct open houses, network marketing, out-reach marketing, etc.
• Schedule and tour prospective residents
• Assist with online application submittal

• Maintains accurate and detailed records of traffic activity by recording guest cards for every prospect via App Folio
• Ensures compliance with Fair Housing and ADA regulations and all company leasing policies
• Utilize Customer Relationship Management (CRM) software to manage leads and track customer interactions
• Assists the management team with tenant inquiries, conflict resolution, communication, etc., as needed.

Compensation: $17 - $19 hourly

• Research local rental rates and calculate costs to determine fair and competitive pricing
• Determine the needs, living standards and economic viability of customers in order to match those needs to a property
• Present properties and provided amenities in a positive light to prospective tenants to help secure rental agreement
• Ensure proper maintenance and inspect properties periodically to maintain our level of company standards
• Process contracts with tenants and collect security deposits to ensure closing of the deal

• Past sales experience is preferred
• Good knowledge of leasing rules and regulations
• Ability to communicate effectively both oral and written
• Willingness to learn new tools, systems, and technologies
• Excellent phone etiquette and communication skills
• Proficiency in using computer software, including CRM systems and Microsoft Office Suite
• Strong attention to detail and ability to perform accurate data entry
• Ability to multitask and prioritize tasks in a fast-paced environment
• Excellent communication skills, both written and verbal, to effectively liaise with prospects and internal teams
• Detail-oriented mindset with the ability to multitask and work in a fast-paced environment
• Knowledge of property management processes and leasing procedures is a plus
• Bilingual (Spanish) REQUIRED
