Job Description
The Lease Analyst is responsible for the day-to-day operations of AEG lease portfolio that directly impacts & supports the Cross Functional Departments, Practices and Field Teams. Versatility and quality control are key in this role since lease activities will range from legal document review, abstractions, relocations, closings, subletting, as well as meeting critical dates. This person will be a critical member in maintaining Tango Platform leasing database, enhancing software information and process for all AEG properties, create and maintain reporting and providing visibility to occupancy costs, lease critical dates and Landlord property support.
Responsibilities- Record Keeping:
Review lease agreements in Tango lease database to ensure proper entry of key financial information - Lease Compliance:
- Support Real Estate Accounting with rent rolls, CAM reconciliations, leased assets, taxes, insurance and Tenant Improvements
- Assist with the preparation of NNN reconciliations for accuracy and adherence to business control standards and guidelines
- Prepare reports of findings and ensure accurate credits and appropriate charges are made and recorded
- Acquisition Preparation:
Ensure accurate landlord on-boarding forms are received, and is shared across cross functional teams and communicated with field teams as needed - Lease Reporting and Audits:
- Create monthly reporting and audits of all lease documents, occupancy spend and critical dates to ensure accuracy and compliance within AEG policy and performance guidelines
- Conduct current and historical NNN audits to ensure Landlords are compliant with annual recon submissions
- Cross
Functional Support:- Collaborate with internal & external partners on lease opportunities, recommend resolutions and/or escalate issues in a timely fashion
- Manage Lease Accounting inbox:
Support inbox for internal AEG departments and external Landlord, property managers and Field and Practice support - Manage equipment leases in Tango and add/retire equipment’s as needed
- Support ad hoc requests as needed
- Minimum of 2 years of experience in an administrative/real estate management/lease accounting capacity preferably with a corporation background.
- Bachelor's Degree or relevant years of experience (Business or Real Estate Accounting management preferred).
- Ability to effectively prioritize with strong time management skills in a fast-paced environment.
- Superior verbal and written communication skills.
- Highly organized with a strong attention to detail.
- High level of professionalism and strong sense of urgency.
- Intermediate to advanced skills in MS Office Suite (Outlook, Excel, Word, PowerPoint).
- Problem solving and decision making; addressing challenges, resolving issues and making informed decisions.
- Ability to work with minimal guidance;
Proactive, motivated self-starter. - Proficiency with conferencing systems.
- Flexibility and ability to - handle and manage change effectively and efficiently.
