Position Description:

The candidate will oversee all for-sale townhome development activities from opportunity identification to sale. Requirements include a minimum of 5 years in townhome development, with proven experience in site acquisition, entitlements, coordinating third parties, managing predevelopment, due diligence, market research, construction, and timelines. This role reports directly to the Executive Managing Director.

Key Responsibilities:

  • Site Identification: Build relationships with brokers, conduct site and unit studies, negotiate offers based on site potential.
  • Underwriting: Use the company model, collaborate with analysts, and coordinate with stakeholders to validate assumptions.
  • Entitlements: Understand zoning, permit processes, and additional entitlement needs.
  • Legal: Negotiate project agreements ensuring compliance with company protocols.
  • Due Diligence: Coordinate Phase I & II analyses, geotech, market surveys, and utility assessments.
  • Investment Committee: Prepare and present project memos, provide updates.
  • Design Coordination: Assemble design team, establish schedules and milestones.
  • Preconstruction: Select GC, negotiate agreements, and evaluate design efficiencies.
  • Capital: Collaborate on lender selection, negotiate terms, and prepare documentation.
  • Construction: Monitor progress, manage RFIs, change orders, and budgets.
  • Exit: Coordinate sales strategies, select brokers, negotiate sale agreements, and oversee transaction closing.
  • Additional Requirements: Strong organizational, analytical, and problem-solving skills to manage multiple projects.
