We are seeking an accomplished Vice President of Land Acquisition to lead the acquisition strategy for a top-performing Dallas, TX division of a national home builder. This role is ideal for a proven Vice President of Land or a high-performing Director of Land ready to step into a senior leadership position.
This is an acquisition-focused leadership role within a mature, well-supported land organization. The successful candidate will bring deep Dallas-market knowledge, strong broker and landowner relationships, and the ability to think strategically about pipeline development and long-term growth. The division is supported by a seasoned land development group, allowing this leader to focus primarily on sourcing, structuring, and executing high-quality land deals.

The Vice President will help shape long-term pipeline strategy and provide senior-level input on deal structure, underwriting, and portfolio planning. The position partners closely with land development, operations, and executive leadership to evaluate opportunities and support community planning, while remaining focused on acquisition leadership.
Strong discipline around underwriting, due diligence, and execution is expected, with accountability for financial performance and risk management across all land transactions. Success in this role requires building and maintaining strong relationships with key Dallas-market stakeholders, including brokers, landowners, and municipalities.

Vice President of Land Acquisition Responsibilities
Land Acquisition
- Develop and execute land acquisition strategies aligned with division growth objectives
- Source, evaluate, and negotiate land purchases, option agreements, and joint ventures
- Maintain strong broker, landowner, and developer relationships to generate proprietary deal flow
- Lead negotiations and structure transactions to meet underwriting and return requirements
- Present acquisition opportunities to executive leadership with a clear financial and strategic rationale
- Monitor market conditions, land pricing trends, and competitive activity in the Dallas market
- Represent the company in discussions with landowners, brokers, and key external partners
- Land Feasibility and Due Diligence
- Oversee financial feasibility analysis, including proformas, returns, and risk assessments
- Partner with internal teams and consultants to evaluate site constraints, entitlements, and development costs
- Review and validate assumptions related to zoning, density, infrastructure, and timing
- Ensure disciplined due diligence processes and clear go-forward recommendations on all deals
- Collaborate with land development leadership on preliminary development budgets and schedules as needed
Land Approvals
- Provide executive oversight of entitlement strategy in partnership with internal land development leadership
- Support entitlement efforts as needed through municipal engagement and high-level relationship management
- Ensure alignment between acquisition strategy and entitlement timelines to support division business plans
- Assist in resolving entitlement challenges and municipal issues when escalation is required
- Maintain strong relationships with key municipalities and regulatory stakeholders in the Dallas market
Vice President of Land Acquisition Qualifications
- 10+ years of experience in land acquisition, development, or real estate within the homebuilding industry
- Minimum of 5 years in a senior leadership role, such as Vice President or Director of Land
- Deep understanding of entitlements, zoning, permitting, and infrastructure planning
- Proven ability to source, negotiate, and execute complex land transactions
- Strong financial acumen with experience evaluating land feasibility and returns
- Established relationships and market knowledge within the Dallas-Fort Worth area strongly preferred
- Bachelor’s degree in Real Estate, Business, Civil Engineering, Urban Planning, or related field. Master’s degree preferred
- PMP, CCIM, or LEED certifications preferred but not required
