Regional Property Manager (Dallas, TX-Based Traveling Residential Multi‑Family Affordable Housing)

The Regional Property Manager is responsible for managing operations and maximizing the financial value of a diverse, growing multi‑site residential apartment portfolio across multiple communities. The role includes traveling throughout Texas and surrounding states, maintaining high occupancy rates, ensuring regulatory compliance, and leading on‑site staff to achieve financial and operational goals.

• Manage overall operations of assigned properties.
• Review monthly financial reports, prepare owner reports, and attend asset‑management meetings.
• Respond to inquiries from owners, government agencies, financial institutions, auditors, accounting staff, and residents.
• Hire, supervise, and evaluate staff; approve raises, counsel, and administer personnel decisions.
• Monitor compliance with federal, state, and local regulations and company policies.
• Review leases, rules, contracts, licenses, rent schedules, personnel files, and resident files.
• Inspect properties and enforce standards for unit turns, maintenance, and grounds.
• Supervise, train, and conduct staff meetings with community managers and other team members.
• Enforce safety standards and staff training.
• Follow up on all aspects of property management as needed.
• Prepare and implement budgets.
• Negotiate contracts on behalf of the property(ies)/company subject to approvals.
• Prepare for regulatory agency inspections.
• Perform any other tasks, duties, or projects assigned by management.

• Minimum 5+ years of experience in affordable LIHTC & project‑based Section 8 multi‑family affordable housing property‑management leadership; successful experience with certifications, recertifications, REAC/NSPIRE inspections, MORs is required.
• Working knowledge of all aspects of property management, accounting, inspections, collections, evictions, marketing, and related functions.
• Willing to travel 80%+ of the time to on‑site properties within the assigned portfolio.
• Understanding of financials, budgets, regulations (LIHTC, HUD Section 8, local and state statutes).
• College degree preferred, but not required; CPM/HCCP/COS certification or equivalent strongly preferred.
• Excellent organizational and time‑management skills; ability to multitask.
• Strong customer‑service orientation and communication skills with residents, clients, employees, and other stakeholders.
• Works well with minimal supervision and direction.
• Strong leadership, management, and supervisory skills.
• Availability to work days, evenings, and weekends as needed.
• Ability to train, evaluate, and develop staff performance.
• Strong resident‑relations skills; model conflict resolution and customer satisfaction.
• Valid driver’s license and reliable transportation to cover assigned portfolio.
• Other tasks, projects, responsibilities as assigned by management.

The role is exempt and offers an annual pay range of $90 000–$110 000, depending on experience, qualifications, and market factors. The position may be eligible for discretionary or performance‑based bonuses. Full‑time employees (30+ hours/week) are eligible for 2 weeks paid vacation, 3 weeks sick leave, 11 paid holidays, and health & welfare benefits as outlined on the company’s website.
