We are partnering with a fast-growing, well-capitalized student housing owner-operator to hire a Regional Manager to oversee a portfolio of approximately 4,000 Class A student housing beds across multiple competitive markets. This newly created role is driven by company growth and internal promotion, offering meaningful leadership visibility, operational ownership, and long-term upside.
This role is ideal for a proven student housing leader who thrives in fast-paced, seasonal environments, enjoys mentoring teams, and has full ownership experience across operations, leasing, marketing, and financial performance.
- Base salary up to $120,000 + 10% bonus

- Oversees approximately 4,000 beds
- Regions are assigned by bed count, not geography
- 30%+ travel
- Own operating performance for a regional student housing portfolio, ensuring revenue growth while maintaining expense control
- Lead, mentor, and develop Community Managers through coaching, training, feedback, hiring, and performance management
- Serve as a visible, hands‑on leader and primary escalation point for operational and personnel issues
- Partner with Operations leadership to implement company policies, procedures, and strategic initiatives
- Review budget variances, approve invoices and contracts, and recommend capital and maintenance expenditures
- Drive leasing and marketing strategy in highly competitive student housing markets, including heavy social media utilization
- Conduct bi‑weekly leasing and marketing strategy sessions based on performance data and competitor analysis
Maintain strong market presence through regular site visits, university engagement, and competitor monitoring - Ensure compliance, resident satisfaction, and consistent operational execution across all properties
- Protect confidentiality and operate with the highest standards of professionalism and integrity
- Student housing experience is required and must be most recent
- Minimum 2+ years as a Regional Manager in off‑campus student housing
- 5–10 years prior experience in student housing community management
Demonstrated ownership of: - Budgets and financial performance
- Leasing operations
- Marketing strategy, including social‑media‑driven leasing
- Bachelor’s degree required or equivalent professional experience
- Intermediate proficiency in Excel, Word, Outlook, and Power Point
- Experience with Entrata preferred
- Strong organizational skills, attention to detail, and ability to lead under time‑sensitive conditions
