General Manager (Multifamily) – First Service Residential
Base Pay Range: $95,000.00/yr – $/yr
Job OverviewThe General Manager has complete charge of the day‑to‑day operation of first‑class high‑rise luxury rental residences and mixed‑use facilities. Responsibilities include operation, maintenance, leasing, capital projects, financial reporting, and ensuring the property is effectively managed during lease‑up and stabilization.
Your Responsibilities- Negotiate contracts with third parties for maintenance and upkeep of common areas, supervise work performance, and monitor services rendered.
- Communicate weekly with building ownership regarding resident concerns, operational issues, employee changes, unit status, and marketing progress.
- Prepare and update a preventative maintenance schedule in conjunction with the Facilities Manager.
- Ensure compliance with all applicable laws, including Federal Fair Housing Regulations, the State of Texas, and the City of Dallas.
- Manage unpaid rents and maintenance owed by residents, and submit written delinquency reports.
- Maintain on‑site certificates of insurance for residents and keep accurate TAA lease files for each unit.
- Maintain files for all correspondence, bids, repair orders, and maintenance records.
- Provide daily updates to the General Contractor regarding warranty and project coordination on new builds.
- Collaborate with HR to establish and maintain a people‑focused function, ensuring training, development, and retention, as well as wage/benefit administration and regulatory compliance.
- Recruit, interview, hire, and discharge personnel, regularly assess and review job performance, and enforce proper coaching, counseling, and disciplinary procedures.
- Approve personnel schedules, attendance, timecards, and vacation requests, and conduct annual performance reviews.
- Lead departmental meetings to drive staff progression and highlight improvement areas.
- Create an environment that equips employees with tools, training, and resources to deliver exceptional customer service and teamwork.
- Prepare the annual budget, monthly variance reports, quarterly re‑forecasting, and capital improvement plans.
- Approve all property‑related expenditures and seek higher‑level approval for amounts exceeding budgeted expenses.
- Ensure monthly expenditures stay within annual forecast guidelines.
- Report variances in a monthly financial variance report, and assist with audits when required.
- Distribute audited monthly and annual financial reports, forecast ancillary revenue, and prepare correspondence regarding finances as required by ownership.
- Maintain a basic understanding of GAAP.
- Ensure good safety practices for employees, residents, visitors, contractors, and vendors across the building and common areas.
- Comply with OSHA rules and regulations.
- Keep building access control procedures active and staff them properly.
- Train staff on access control procedures and monitor key‑control compliance.
- Maintain a clean, neat, and professional appearance and workplace.
- Enforce employee manual rules and regulations effectively.
- Understand local real‑estate market conditions for rental rates, marketing, and broker interactions.
Four‑year bachelor’s degree (preferably in Real Estate Finance, Accounting, or Marketing) from an accredited university and equivalent experience in a luxury multi‑family or mixed‑use building.
Experience/Knowledge/AbilitiesMinimum five (5) years of luxury high‑rise property management experience, including lease‑up, association coordination, budgeting, employee supervision, and maintenance request interpretation. Strong customer‑service, interpersonal, time‑management, and analytical skills are required.
Computer LiteracyProficiency in Yardi, TAA Blue Moon, Building Link, SALTO Access Control, Key Track, and Microsoft Office Suite. Effective written and verbal communication skills.
Driving RequirementsValid Texas driver’s license and automobile liability insurance required.
