Overview
The Regional Maintenance Supervisor is responsible for oversight of company process and procedures as they relate to on-site maintenance staff. Drive consistency across the portfolio to include training, onboarding of new Maintenance Supervisors and working in conjunction with the Regional Operations manager to maintain quality control and to ensure on site staff provide excellent customer service.
The Regional Maintenance Supervisor will develop a strong working relationship with the Property Operations team both on site and regionally based.
- Implements company policies and procedures and understands impact on occupancy and expenses at each property.
- Partners with relevant leadership to ensure that all on-site policies and procedures are being performed per company policy.
- Partners closely with regional property operations team.
- Demonstrate strong leadership and communication skills.
- Ensure conduct in accordance with all policies/procedures and all state/federal laws (ADA, Fair Housing, Human Trafficking, OSHA, HAZCOM Program Lead Based Paint, etc.).
- Monitor work order and make ready performance. Provide corrective measures when required.
- Conduct documented quarterly property inspections (with regional team).
- Assist on site team with complicated resident issues when necessary.
- Ensure adequate coverage at properties to cover PTO or if property is behind.
- Partner with onsite team, Regional Manager, and construction team to anticipate and plan necessary repairs/updates. Assist the communities with job scope and bid review on major capital items.
- Partner with onsite team and construction to ensure required city/state inspections are completed when due and violations remedied.
- Interview, hire and train new MS. Assist MS with hiring techs. Ongoing training.
- Proctor Sec. 608 exams
- Confirm on-site staff have the proper tools and equipment to maintain a safe work environment
- Perform safety inspections, including job hazard analysis, and train on-site staff in safe operating practices.
- Incident reporting (Property damage, AMG-G/L with Property Manager).
- Monthly budget/actual review of expenses with Property Manager.
- Provide input to the Property Manager on annual budget.
- Assist with diligence process on acquisition/disposition.
- Any duties as assigned by their supervisor.
- High school diploma or GED equivalent required.
- 7+ years of direct experience with Multifamily property management.
- Property Managers with Maintenance Operations knowledge encouraged to apply.
- Ability to work in a fast-paced, collaborative and results driven environment, with the ability to multi-task and meet deadlines.
- Must be a strong team player with good communication skills and ability to solve problems, manage time, and set priorities.
- Ability to walk, stand; utilize stairs, bend on a daily basis, conduct property inspections in various weather conditions, carrying of moderate items such as papers, boxes, small parts, drive an automobile.
- Excellent people skills.
- Excellent client service orientation.
- Ability to present complex data in order to facilitate analysis and decision-making.
- Organizational management, leadership, and good communications skills are essential to this position.
- Computer software experience to include MS Word, MS Excel, MS Outlook, YARDI®, or other property management software.
- Basic understanding of Landlord/Tenant laws and application, familiarity with NAA Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry.
- Excellent written and verbal communication skills providing for effective communication with residents, employees, peers, vendors, etc. and to assist in efficient operations.
- May be required to work extended periods of time without relief, when responding to priority/emergency situations.
- Climb ladders and stairs.
- Maintain professional appearance and manner at all times.
- Will be required to perform off site duties through the use of a personal vehicle.
- Must have a valid driver’s license.
