• Assist in carrying out maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance.
• Support the make‑ready process consistent with the property’s operational objectives under supervision of the Maintenance Supervisor and Community Manager.
• Regular, daily onsite attendance required.
• Clean, remove trash, and maintain grounds, buildings, breezeways, and community common areas.
• Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
• Perform repairs, replacements, and inspections of grounds, buildings, breezeways, and community features to mitigate hazards.
• Assist in maintaining a preventative maintenance program and hazard communications program; promote safe work practices.
• Participate in unit inspections and report violations to supervisor or manager.
• Utilize property resources, equipment, and supplies efficiently.
• Handle additional tasks as requested by Maintenance Supervisor and Community Manager.
• Respond to on‑call emergencies at the community.
• Deliver excellent customer service and maintain a favorable image of the community.
• Enforce community policies as delegated by supervisor.

• High School Diploma or Equivalent.
• Basic computer skills and ability to use on‑site software functions.
• Basic knowledge of Fair Housing Laws and OSHA requirements.

• Move around to accomplish tasks, travel between work sites, traverse flat and uneven terrain.
• Ascend/descend ladders, stairs, ramps, step stools; work overhead, reach, lift 100+ lbs., operate motor vehicles or golf carts.
• Work in outdoor weather conditions, high/low temperatures, hazardous chemicals.
• Remain standing or sitting for prolonged periods; operate machinery and power tools; work overtime, weekends, night hours on‑call.

Salary Range: $16 to $17 per hour.

Benefits include medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses (when applicable). Full‑time employees receive paid sick days and company holidays. This is a part‑time position, benefits details may vary.
