The Role
Responsible for reviewing and resolving title curative issues in accordance with underwriting standards and internal guidelines. This role requires strong proficiency in analyzing title documents and applying established curative methods to clear defects and ensure compliance.
What You'll Do- Manage the setup of title curative matters within the firm’s tracking system and ensure all updates are accurately reflected in client databases.
- Monitor, track, and maintain the status of all title curative files using both physical file management and the firm’s electronic tracking system.
- Order and review all documentation necessary for curing title issues, including but not limited to Title Policies, HUD‑1 Settlement Statements, Trustee’s Sale Guarantees, Deeds of Trust, payoff statements, and Mortgage Notes.
- Review county recorder records in detail and thoroughly analyze the impact of each recorded instrument to determine whether it clouds title or creates insurability issues for REO.
- Draft and review reconveyances and lien releases to support the resolution of title defects.
- Conduct research to obtain contacts, documents, or other information needed to resolve title curative matters.
- Apply working knowledge of the foreclosure process to identify potential curative requirements and assess risk.
- Collaborate with firm attorneys to obtain guidance and documentation necessary to resolve complex title issues.
- Proactively identify and anticipate potential curative issues before they impact foreclosure timelines or title insurability.
- Perform additional duties as assigned by management.
- High school diploma or GED required.
- Minimum of 3 years of experience in foreclosure or mortgage‑servicing operations.
- Strong verbal and written communication skills, with the ability to clearly convey information to clients, colleagues, and leadership.
- Demonstrated customer‑service skills, including professionalism, responsiveness, and the ability to resolve inquiries effectively.
- Excellent organizational and time‑management abilities, with a proven ability to manage competing priorities and meet deadlines.
- High attention to detail and accuracy, especially when reviewing documents and updating case information.
- Strong problem‑solving and critical‑thinking skills, with the ability to assess complex situations and determine effective solutions.
- Proficiency in Microsoft Word, Adobe Acrobat, Internet Explorer, and Microsoft Access, with the ability to learn additional technology platforms as required.
- Ability to work independently and collaboratively within a fast‑paced, deadline‑driven environment.
- Adaptability to changing client expectations, internal processes, and industry requirements.
