About the roleThe Specialist is responsible for the intake and review of Trustee Sale Guarantees, Title Reports, Lien Reports, and other title‑related products for Non‑Judicial states. This role ensures the use of best practices to support non‑judicial foreclosure processes and achieve clear title. You will coordinate with servicers, colleagues, and vendors regarding title products and issues, and promptly notify the Title Curative team of any findings that require curative action.
Your work directly supports timely and accurate advancement through foreclosure milestones.
- Track and manage all title‑related tasks using client portals and case‑management reports.
- Order and review all documentation associated with title products.
- Identify title issues and ensure the case‑management system is accurately updated with comprehensive information, status updates, and requests for additional documentation when needed.
- Communicate closely with title vendors to address and resolve title‑related concerns.
- Review any bankruptcy filings noted in the title product, confirm validity, and report findings to the client or servicer.
- Coordinate with Title Curative Specialists to provide updates on title claim status, manual curative actions, and confirm when title issues have been resolved.
- Ensure compliance with all client, firm, and investor requirements.
- Perform other duties as assigned by management to support departmental and firm objectives.
- High school diploma or GED; or one year of related experience and/or training; or an equivalent combination of education and experience.
- Preferred:
Minimum of one year of title experience in a related field. - Strong analytical and problem‑solving skills, with the ability to identify issues and recommend effective solutions.
- Proficiency in essential computer applications, including Microsoft Word, Adobe Acrobat, Microsoft Internet Explorer, and Microsoft Access.
