Position

Summary

The Director of Business Development & Acquisitions is a senior member of the investment team responsible for evaluating and executing acquisition and investment opportunities. This role serves as a lead deal professional, partnering closely with the CIO and VP of Acquisitions, as well as cross-functional teams, to develop investment theses, underwrite opportunities, lead diligence, and drive transactions from initial evaluation through closing.

The ideal candidate is curious, intellectually rigorous, and operator-minded—a deal leader capable of independent judgment, deep financial analysis, and hands-on transaction execution, with the ability to clearly articulate risk, return, and downside protection.

Key Responsibilities Investment Evaluation & Deal Leadership
  • Partner with senior leadership to identify, prioritize, and evaluate investment opportunities consistent with portfolio strategy and return objectives.
  • Serve as deal captain on assigned transactions, owning the investment thesis, underwriting framework, diligence strategy, and execution plan.
  • Develop and defend a clear point of view on value creation, risk, and downside scenarios for each opportunity.
  • Assess market dynamics, asset quality, operating performance, regulatory considerations, and competitive positioning to inform investment decisions.
  • Collaborate with leadership on pipeline management, pacing, and capital deployment priorities.
Financial Analysis & Underwriting
  • Build and oversee institutional-quality financial models, including scenario modeling and sensitivity analysis.
  • Evaluate historical and projected operating performance, occupancy trends, rate structures, expense profiles, capital requirements, and integration considerations.
  • Prepare investment-committee-grade memoranda and presentations that clearly articulate thesis, assumptions, risks, mitigants, and expected returns.
  • Continuously refine underwriting assumptions in close partnership with Operations to ensure strategic alignment.
Due Diligence & Transaction Execution
  • Lead and synthesize cross-functional due diligence, translating findings into actionable investment conclusions and risk mitigation strategies.
  • Partner with internal and external Legal to lead transaction documentation, including LOIs, purchase agreements, and ancillary documents.
  • Manage transaction timelines, key decision points, and stakeholder communication through closing.
  • Support financing coordination and lender engagement as appropriate.
Cross-Functional Partnership & Integration
  • Work closely with Operations and Integration teams to ensure acquisition assumptions are executable and integration plans are realistic.
  • Support transition planning and early post-close execution to protect value and ensure continuity of operations.
  • Act as a connective tissue between investment and operating teams during stabilization periods.
Portfolio & Process Leadership
  • Serve as a trusted thought partner to senior leadership on portfolio construction, asset-level performance, and capital allocation decisions.
  • Contribute to the evolution of acquisition and disposition frameworks, underwriting standards, and deal execution playbooks.
  • Uphold disciplined investment processes consistent with the company’s risk tolerance, values, and long-term objectives.
Qualifications Required
  • Bachelor’s degree in Finance, Real Estate, Business, or a related field.
  • 7+ years of experience in acquisitions, investments, or principal investing within senior housing, healthcare real estate, or related sectors.
  • Demonstrated experience leading transactions from initial evaluation through closing.
  • Advanced financial modeling, valuation, and investment analysis skills.
  • Ability to manage multiple complex work streams and operate effectively in a cross-functional environment.
  • Willingness to travel as needed (up to ~50%).
