POSITION SUMMARY :
A Development Analyst is responsible for managing the full life cycle of the asset beyond post-completion/conversion benchmarks such as securing funding, finalizing tax credit delivery schedules, and ensuring receipt of all equity. They conduct financial feasibility studies, market analysis, and financial modeling to evaluate project profitability. The role involves developing and maintaining cash flow projections, supporting acquisition analysis, and compiling tax credit applications.
Additionally, they coordinate due diligence for lenders and investors, support construction management, and participate in site visits to monitor project progress and ensure quality control.
ESSENTIAL FUNCTIONS :
- Manage the full life cycle of assets beyond post-completion/conversion benchmarks, including securing funding, finalizing tax credit delivery, and ensuring receipt of equity.
- Conduct detailed financial feasibility studies for new development and acquisition opportunities, including pro forma modeling and sensitivity analysis.
- Research local real estate trends, pricing, and demand to identify potential investment opportunities and support market reports.
- Create and maintain financial models to evaluate project profitability, including income projections and ROI analysis.
- Develop and maintain accurate cash flow projections for new developments, considering rental income, operating expenses, and financing costs.
- Support evaluation of potential acquisitions through due diligence, financial reviews, and market comparisons.
- Assist in preparing tax credit applications (such as LIHTC or Historic Preservation) by organizing documentation and ensuring accuracy.
- Coordinate and complete due diligence items required by lenders and investors, ensuring compliance and proper documentation.
- Assist in construction management and design processes, working with architects, contractors, and project managers to adhere to timelines and budgets.
- Participate in site visits to monitor progress, document issues, and collaborate with construction teams to maintain quality.
- Handle additional projects as assigned.
QUALIFICATIONS :
- Bachelor’s degree in Real Estate, Finance, or a related field.
- Experience in real estate clubs/groups or finance preferred.
- Proficiency in MS Office, including advanced Excel skills.
- Strong organizational skills to manage multiple projects.
- Excellent mathematics and analytical reasoning skills.
- Ability to work independently with minimal supervision.
