We’re partnered with a well‑capitalized, institutional real estate owner/developer focused on delivering next‑generation data center and mission‑critical facilities across major U.S. markets. This organization operates with long‑term capital, repeat joint‑venture partners, and a disciplined development platform. With multiple active and upcoming projects in North Texas, they are adding a Development Manager to help lead execution across complex, MEP‑intensive data center developments.
This role is ideal for a strong General Contractor Project Manager or Senior PM looking to move owner‑side and broaden their exposure beyond pure construction execution.
The RoleThe Development Manager will work as part of a cross‑functional development and construction team, responsible for end‑to‑end delivery of data center projects — from preconstruction through construction, commissioning, and turnover.
Reporting to senior development leadership, this role carries real ownership over scope, schedule, budget, and quality, while coordinating internal stakeholders, consultants, and contractors to ensure disciplined project execution.
Location & Travel: Dallas‑based role with 3–4 days per week on‑site. Travel may expand as additional projects come online.
Key Responsibilities- Lead assigned data center development and construction projects from preconstruction through closeout
- Manage day‑to‑day coordination with general contractors, architects, engineers, and key vendors
- Oversee project documentation including contracts, permits, drawings, specifications, change orders, and closeout materials
- Develop, manage, and track project schedules; identify risks, delays, and mitigation strategies
- Lead project meetings, set agendas, document decisions, and drive action items to completion
- Manage project budgets in coordination with accounting, asset management, and leadership
- Review, evaluate, and negotiate change orders with full assessment of scope, cost, and schedule impacts
- Review and approve pay applications, invoices, and lien releases
- Implement project controls, change management processes, and risk management plans
- Monitor contractor performance related to safety, quality, and contractual compliance
- Coordinate commissioning activities and oversee turnover documentation
- Escalate material risks or issues in a timely, solutions‑oriented manner
- Contribute to continuous improvement through lessons learned and standardized processes
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience)
- 5+ years of experience managing mission‑critical, data center, or highly technical commercial projects
- Strong understanding of data center construction and MEP systems
- Solid grasp of contracts, cost controls, scheduling, and change management
- Ability to manage multiple stakeholders and competing priorities
- Ownership mindset with accountability for delivering results
- Familiarity with data center sustainability metrics (PUE, WUE) a plus
- Strong written and verbal communication skills
- Comfortable operating in a fast‑paced, dynamic environment
- Proficiency with MS Office, Primavera P6, Yardi, and cloud‑based PM tools (Procore, Autodesk Construction Cloud, etc.)
- PMP or CCM certification
- Hyperscale or turnkey data center project experience
- Exposure to real estate development and/or finance
- Owner‑side seat with real influence over project outcomes
- Institutional platform with long‑term capital and repeat work
- Exposure to large‑scale, technically complex data center developments
