Description

The Mechanical Preconstruction Manager is responsible for conceptual budgeting and detailed estimating of HVAC, plumbing, and related systems, including process‑specific systems. The role also covers thermal energy distribution, site and roof drainage, sanitary sewerage, and domestic / fire water system utilities and infrastructure. It works alongside other HPM team members to anticipate and account for scope of work in early budgeting and detailed cost estimates based on construction drawings and specifications, and requires handling multiple concurrent projects.

Responsibilities
  • Provide cost budgets for plumbing and HVAC systems including quantity surveys, vendor solicitation, scope sheet preparation, estimate preparation, review, and presentation.
  • Offer estimating support specifically for plumbing and HVAC systems.
  • Maintain Mechanical Systems project estimates and related value engineering options.
  • Communicate with manufacturers, vendors, general contractors and owners throughout the preconstruction process, building relationships, evaluating proposals, and ensuring accuracy of scope and pricing.
  • Discuss changes and adjustments to cost estimates with manufacturers, vendors, general contractors, owners, and HPM team members.
  • Maintain communication with subcontractors and vendors.
  • Review drawings and plans for conflicting dimensions, elevations, and discrepancies and highlight issues.
  • Prepare quantity surveys using 2‑ and 3‑dimensional tools.
  • Research industry trends, new technologies/materials, energy code changes, commodity pricing fluctuations, and labor issues; communicate findings to the team.
  • Provide conceptual cost budgets and iterative detailed cost estimates based on document level.
Qualifications
  • Bachelor’s Degree in Building Science, Construction Management, Mechanical Engineering or related field.
  • 10–15 years of experience in a pre‑construction/estimating environment focusing on HVAC, plumbing systems, process piping and utilities on large commercial or industrial projects.
  • Advanced knowledge of construction cost estimating, value engineering, conceptual budgeting, and scheduling principles.
  • Proficient in MS Office, estimating and scheduling software; experience with BIM software and Trimble Auto Bid or similar preferred.
  • Valid driver’s license.
