Preconstruction Manager

We are seeking an experienced and proactive Preconstruction Manager to lead all preconstruction efforts for commercial, industrial, and multifamily projects in the Dallas market. This role is essential for setting projects up for success by defining scope, budget, schedule, and execution strategy before construction begins.

The ideal candidate brings strong estimating and planning expertise and works collaboratively with owners, design teams, subcontractors, and internal partners to deliver well-prepared, executable projects.

• Lead all preconstruction activities including conceptual and detailed estimating, budgeting, scope development, and early-stage project planning
• Collaborate with owners, architects, engineers, and internal teams to clarify design intent and fully define project requirements
• Conduct site evaluations, feasibility studies, and due diligence to identify project risks, constraints, and opportunities
• Develop comprehensive project schedules, cost models, procurement strategies, and logistics plans to support smooth transition to construction
• Manage the design development and pre-bid process, including bid package preparation, subcontractor outreach, pricing analysis, and pre-bid meetings
• Support value engineering by identifying cost‑saving alternatives, constructability improvements, and risk mitigation strategies
• Participate in design meetings and provide input on materials, systems, sequencing, and construction methodology
• Prepare preconstruction deliverables, client presentations, and proposal support for RFPs and pursuits
• Maintain strong relationships with subcontractors, suppliers, and industry partners to ensure accurate pricing and market awareness
• Ensure preconstruction processes align with company standards, safety requirements, and industry best practices
• Coordinate closely with project managers and superintendents for seamless handoff to construction
• Monitor market conditions, including labor availability, material pricing, and emerging technologies to improve estimating accuracy and planning quality

• 3+ years of experience in preconstruction, estimating, or project management for commercial, industrial, or multifamily projects
• Strong understanding of construction methods, cost structures, materials, and scheduling
• Ability to read and interpret construction drawings, specifications, and engineering documents
• Excellent communication, leadership, and negotiation skills; experience leading client, design team, and subcontractor meetings
• Proficiency with construction management and estimating software such as Bluebeam, Procore, Plan Grid, On‑Screen Takeoff, Sage, or similar platforms
