Position Summary

The Junior Construction Estimator is responsible for preparing accurate bids and estimates for multi-site multifamily and commercial construction of new builds and remodels, typically ranging from $2M - $30M. The Junior Construction Estimator will be responsible for conducting detailed quantity take-offs using Plan Swift/Blue Beam, managing data input and product research, and collaborating with the operations team to source and acquire subcontractors.

Additionally, this role involves verifying and negotiating project scopes to ensure alignment with design intent, budget constraints, and project timelines, while identifying cost‑saving opportunities and mitigating potential risks. By maintaining seamless communication with project management and operations teams, the Estimator will help drive accurate cost projections, transparent budgeting, and efficient project execution, ensuring every estimate reflects the full scope of project plans and specifications while contributing to the overall success of ELITE Construction’s growing portfolio.

Key Responsibilities
  • Professionally represent ELITE with Clients, Subcontractors, Architects, and Engineers and manage/maintain relationships with clients.
  • Analyze construction plans, specifications, MEP systems, takeoffs, and blueprints to develop precise estimates that align with project requirements.
  • Estimate assigned jobs in the required timeline with high level of accuracy while ensuring minimum 20-30% profit margin for each line item.
  • Verify scope, cost, and timeline accuracy while identifying cost‑saving opportunities, such as owner‑direct purchases or alternative materials.
  • Ensure proper scope and subcontract values are established with pre‑construction team.
  • Assist with pre‑construction documentation, including ITBs, SOWs, SOVs, RFIs, COs, and Submittals.
  • Assist in expanding the subcontractor database, ensuring 5-10 qualified subcontractors per market for better bid competitiveness.
  • Collaborate with Project Managers to review and refine estimates before submission for approval.
  • Maintain clear and organized communication with internal teams, subcontractors, and clients to ensure alignment on cost expectations.
  • Contribute to pre‑construction planning and budgeting, assisting in developing pricing benchmarks and cost analyses.
  • Keep an updated log of project estimates, tracking progress and maintaining accurate records of current and prospective projects.
  • Quickly address estimation‑related questions or concerns, working closely with stakeholders to resolve discrepancies.
  • Prepare and deliver precise, well‑structured proposals within designated dollar thresholds, ensuring accuracy, clarity, and timely distribution to clients.
  • Proactively identify and resolve concerns by maintaining open communication with internal teams, clients, and subcontractors, fostering strong working relationships and project alignment.
  • Engage in company and industry training sessions to stay informed on best practices, emerging trends, and innovative construction methodologies, enhancing both personal and professional development.
Capabilities / Key Competencies
  • Strong analytical and numerical skills, ensuring accuracy in estimating and cost analysis.
  • Proficiency in On‑Screen Takeoff, Sage, Timberline Estimating, Microsoft Office, and Construct Connect, working knowledge of Autodesk Building Connected and with the ability to adapt to new technologies.
  • Thorough understanding of construction plans, MEP drawings, and specifications to develop precise estimates.
  • Experience with multifamily and commercial construction, including renovations and ground‑up projects.
  • Excellent organizational and time management skills, capable of handling multiple estimates and deadlines.
  • Effective communication and collaboration abilities, ensuring clear coordination with internal and external teams.
  • Detail‑oriented mindset with a proactive approach to identifying cost efficiencies and risk mitigation.
Requirements
  • 1-2 years of experience as a construction estimator preferred
  • In office work week
  • Periodic visits to construction sites
  • Traveling as needed to local and statewide projects, events, and client meetings.
Schedule
  • 40 Hour Workweek Minimum in office or on jobsite
