Job Responsibilities:
- Respond to RFPs, prepare estimates, schedules, and proposal documents; present to clients as needed.
- Participate in design reviews, provide constructability input, and monitor design progress.
- Prepare detailed estimates, cost codes, and cost control systems.
- Prepare bid packages, analyze bids, qualify subcontractors, and award subcontracts and purchase orders.
- Establish job organization with director of construction, superintendent, and PCE requirements.
- Plan, sequence, and schedule the project; direct the schedule, conduct job site meetings, and prepare cost reports and status summaries.
- Direct permitting and inspections, approve final project deliverables with A/E.
- Maintain submittal control: schedule, review, approve, and expedite supplier and subcontractor submittals.
- Manage client relations, including progress meetings, correspondence, periodic reports, change orders, and client inquiries.
- Maximize project cash flow through invoicing, collections, and requisition preparation.
- Prepare and secure owner acceptance of contract change orders; issue modifications to subcontracts and purchase orders; update budget.
- Manage payments to subcontractors and vendors; review and approve schedules of value, pay requisitions, invoices, and insurance coverage.
- Manage subcontractor and supplier performance issues, including documentation and replacement as necessary.
- Review and monitor project progress, quality, and safety; correct issues to meet contract and policy requirements.
- Mentor and develop construction personnel, including performance management.
- Direct project close‑out tasks and warranty work.
- Bachelor's degree in engineering, construction management, or equivalent plus 10+ years in construction, design, or management.
- Expertise in managing resources, budgets, schedules, and materials in environments with multiple competing demands.
- Knowledge of estimating, construction methods, engineering, equipment, and technology.
- Excellent understanding of safety procedures.
- Excellent organizational, supervisory, communication, collaboration, and analytical skills.
- Ability to travel per project requirements.
- Ability to understand and execute company vision and values of Team, Excellence, Service, and Trust.
