The OpportunityAI is rapidly becoming embedded into core real estate investment workflows from acquisitions and underwriting through asset management, debt structuring, and fund-level reporting. This residency is designed for institutional real estate private equity professionals who want early, practical exposure to how advanced AI systems are built, evaluated, and improved in the context of REPE investing across property types and risk profiles.
Youwill:
- Construct expert benchmarks: Build and validate real-world underwriting models, return analyses, and investment cases used to evaluate frontier AI systems.
- Stress-test model reasoning: Diagnose weaknesses in AI-generated real estate analyses, identifying where logic, assumptions, or market intuition fail.
- Design frameworks: Translate how REPE professionals evaluate acquisitions, structure transactions, and manage assets across the investment lifecycle into problems that push the limits of AI reasoning.
- Compare human vs. machine judgment: Systematically evaluate divergence between professional real estate judgment and AI outputs across asset classes, risk profiles, and fund structures.
- You will be among the first real estate investment professionals to work directly on how frontier AI models reason about acquisitions, underwriting, and asset management.
- A distinctive profile for anyone who wants to sit at the intersection of real estate and AI — whether at a fund, an AI company, or building something themselves.
- Hands‑on exposure to how AI is reshaping real estate workflows, from deal screening and underwriting through joint venture structuring, asset management, and LP reporting.
- 3–8 years of experience in institutional real estate private equity (e.g. Blackstone Real Estate, Brookfield Asset Management, Starwood Capital, Lone Star Funds).
- Associate or VP level in acquisitions or asset management.
- Strong real estate financial modeling skills: DCF, waterfall structures, development proformas, and return attribution.
- Experience across multiple asset classes (multifamily, office, industrial, hospitality, retail) and risk profiles (core, value‑add, opportunistic).
- Familiarity with debt structuring, joint venture documentation, and LP reporting.
- Genuine intellectual curiosity about the application of AI in real estate investment.
- Commitment: 15+ hours/week, flexible scheduling.
- Location: Remote globally, or in‑person if based in London or San Francisco.
