Overview

Sr. Transaction Management Director responsible for leading a team delivering Portfolio Strategy support and Transaction Management services. Focus is on creating value for the client and delivering positive client experiences, collaborating with peers and the account team to support the client’s strategic real estate vision. Akey objective is to maximize the value of the client’s real estate portfolio by developing, implementing, and executing an integrated strategic vision for the assigned portfolio.

Sr. Transaction Management Director

Responsibilities
  • Lead coordination, delivery, and quality assurance of all Cushman & Wakefield Transaction Management account services and ensure integration across service delivery work streams while meeting the client’s real estate standards of performance.
  • Maintain a comprehensive understanding of the client’s lease obligations and develop financial plans and goals for cost control/reduction of the client’s real estate portfolio.
  • Provide leadership and guidance, coaching, training, assessment, and recognition; develop and maintain relationships with team leaders supporting operational and strategic goals; participate in team meetings, client briefings, and monthly reporting; maintain key client relationships.
  • Ensure optimal staffing structures across the portfolio, balance coverage and performance, and oversee appointment of qualified personnel with an effective succession plan.
  • Foster an initiative-taking culture to drive continuous improvement throughout the organization and ensure SLA/KPI targets are achieved in alignment with contractual agreements.
  • Develop and implement an overall plan to enhance the client’s portfolio value, manage assets cost-effectively, and keep the client informed of developments and trends.
  • Oversee the quality of client reporting by standardizing systems and procedures to ensure compliance with reporting standards and internal policies; manage human resources, legal, and risk matters as needed.
  • Lead the CW Transaction Team in executing real estate projects, including coordinating with Planning & Asset Management, assembling project teams, governance, and handoffs to PM/CM groups; track scope, schedule, cost, and quality of transactions.
  • Manage day-to-day delivery of transaction management services to the client’s Global Real Estate organization; support Annual Lease planning and alignment with BU, BUI, and BRM governance; manage lease capital budgets and critical governance dates.
  • Develop options for real estate issues requiring research, feasibility modeling, and financial analysis; support strategy development and operational realization of real estate initiatives.
  • Coordinate with Client BU Portfolio Leaders and cross-functional teams to develop effective real estate strategies and ensure ongoing governance and execution of transaction workflows.
  • Provide leadership, guidance, and support to deliver best-practice selection, training, and service delivery; maintain relationships with BU and Global Real Estate & Facilities leaders to drive operational and strategic goals.
  • Lead continuous improvement, manage SLA/KPI performance, minimize commercial risk, document requirements, and analyze potential solutions.
  • Oversee 3rd party service providers (e.g., surveys, appraisals, due diligence) and negotiate land use and project development approvals with authorities as needed.
  • Drive improvement and innovation in processes and client solutions.
Other Accountabilities
  • Deliver initiative-taking analytical outcomes across groups and geographies, focusing on business processes improvement, internal controls, and best practices.
  • Perform regular system monitoring to ensure data integrity and support audits; ensure compliance with industry standards and internal policies.
  • Remain informed about technologies, solutions, trends, and risks; resolve issues throughout project life cycle; perform other duties as assigned.
Qualifications & Requirements
  • Bachelor’s Degree required.
  • Minimum of 10 years of experience.
  • Outstanding customer service skills.
  • Basic understanding of Power

    BI and other data/dashboard tools; proficiency in Microsoft Excel.
