Position will float to multiple properties.
Essential Duties & Responsibilities Financial Management- Responsible for posting all payments and income received from all applicants, current residents, and non‑current residents accurately, timely, and efficiently.
- Process and reconcile daily all account receivables.
- Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files to ensure accuracy.
- Walk units and post all move‑out charges, statements, and security deposit refunds.
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership.
- Ensure staff compliance and consistency with Company policies and procedures.
- Strategic leasing management: ensure effective leasing techniques, closure, filing and reporting.
- Implement marketing strategies and systems outlined by the annual marketing plan.
- Deal with resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs.
- Effectively show, lease, and move‑in prospective residents.
- Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
- Maintain property appearance and ensure repairs are noted and completed on a timely basis.
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically.
- High School Diploma or Equivalent;
Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. - Basic computer skills required; ability to understand and perform all onsite software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
