Job Overview

Malco Construction, Inc. is seeking a driven and experienced Commercial Construction Project Manager to oversee the full lifecycle of design-build projects across Georgia. This leadership role is ideal for someone with a proven track record managing $1M–$3M commercial builds, particularly in design-build environments. You’ll coordinate all aspects of project delivery—from preconstruction and permitting through to punch list and closeout—while ensuring quality, safety, and profitability.

This is a high-impact role for a proactive leader ready to take ownership of project success.

Key Responsibilities
  • Project Management & Execution
    • Lead all phases of project delivery from preconstruction through closeout
    • Manage and coordinate consultants, design professionals, and subcontractors
    • Oversee procurement, buyout, and project cost control
    • Create and maintain project schedules and work plans
    • Ensure compliance with all construction documents, codes, and client expectations
  • Design-Build Coordination
    • Collaborate closely with architects and engineers to align design with budget and constructability
    • Lead early-phase planning and preconstruction activities
    • Assist in permitting and coordination with municipalities and authorities having jurisdiction
  • Communication & Client Relations
    • Serve as the primary point of contact for owners, consultants, and subcontractors
    • Lead OAC (Owner-Architect-Contractor) meetings and coordinate team communication
    • Proactively address project challenges and implement timely solutions

Track project budgets and issue change orders as needed

Ensure timely billing and review subcontractor invoicing

Monitor financial KPIs and report project performance

Qualifications

Experience:

5+ years as a Commercial Project Manager, preferably with design-build delivery

Project History:
Successful management of commercial projects in the $1M–$3M range

Technical Proficiency:
Skilled in construction software (e.g., Procore, MS Project, Bluebeam)

Knowledge:
Strong grasp of construction methods, budgeting, and scheduling

Education:

Bachelor’s degree in construction management or equivalent experience preferred

Requirements:
Valid driver’s license; ability to travel to project sites across Georgia

Base Salary: $95,000–$130,000 per year (commensurate with experience)
