Overview
This position performs a wide range of facilities services tasks including preventative maintenance and repair of gasoline/small engines, non-technical of plumbing, electrical, heating, ventilating, and/or air conditioning facilities and equipment, at a level not requiring formal licensure. May be required to perform tasks of other unlicensed trades, such as a light equipment operator, carpenter, painter, and/or locksmith and grounds-keeping.

- Perform a wide range of non-technical maintenance
- Maintain grounds and operate mowers
- Diagnose, repair, and maintain gasoline/small engines (mowers, decks, brooms, snow plow/blades, chain saws, trimmers, edger’s)
- Preventative maintenance, perform routine servicing (lubrication, oil changes, spark plugs, filter replacements)
- Replace worn parts, reassemble components, and adjust systems to specifications
- Keep detailed records of maintenance, repairs, and parts used
- Ability to perform tasks in an efficient and timely manner with little supervision
- May perform general maintenance tasks
- Ensure proper care in the use and maintenance of equipment and supplies; promote continuous improvement of workplace safety and environmental practices
- Monitor and perform non-technical standard repairs to building electrical facilities and systems (bulbs, fixtures, switches, photo cells, outlets); assist licensed electricians as appropriate
- Monitor and perform non-technical maintenance of plumbing systems (leaking fixtures, cleaning obstructed waste lines, non-technical modifications to plumbing and water supply systems); assist licensed plumbers, as appropriate
- Perform carpentry maintenance tasks including routine sheetrock/drywall installation and/or repair, window replacement, cabinet and counter top replacement, painting and texturing, and door/hardware installation; paint interior and exterior finishes as appropriate
- Perform snow removal, as needed
- Other duties as assigned
- High school diploma or GED
- Ability to understand and follow specific instructions and procedures
- Ability to present information both verbally and in writing in a professional manner and keep good records
- Understand written instructions and complete appropriate documentation as needed
- Knowledge of small engine mechanics, fuel systems, and electrical systems
- Strong diagnostic and problem-solving skills
- Ability to use hand and power tools applicable to trade
- Ability to read, understand, follow, and enforce safety procedures, including Lockout/Tag out
- Wear/use PPE at all times when needed
- Skill in the use of computers, preferably in a PC, Windows-based operating environment
- Work cooperatively with management, co-workers, internal/external customers and vendors
- Ability to pass a background check, have a valid U.S. Driver’s License and a good driving record
- Ability to pass a drug screen & pre-employment physical if applicable

- The employee frequently is required to stand for extended periods of time and use hands to operate computer keyboard, telephone and basic office equipment
- While performing the duties of this job, the employee is regularly required to communicate with internal and external customers, listen to and respond with accurate information and directions, observe, assess, identify, detect
- Ability to drive company-owned or personal vehicle and operate lifts and machinery
- Must be able to move objects, and use abdominal and lower back muscles to provide support over time without fatigue
- Constant movement and use of limbs; this position requires good manual dexterity, coordination and stamina
- Work involves exposure to unusual elements, such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, and/or loud noises and working in confined spaces
- Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions
- Work is frequently done in outdoor weather conditions, including rain, snow, sun, wind and other forms of weather
