Position: Maintenance Technician 3 - South Coast Plaza

Role

The Maintenance Technician 3 will lead a team to provide a safe and well‑maintained store environment for Nordstrom customers and employees. The role supports the Facility Manager (FM) to ensure store equipment and building systems are fully operational and maintained to achieve maximum efficiency.

Key responsibilities include:

  • Ensuring HVAC, Vertical Transportation, Restaurants, Entries and Signs, and Building Systems are fully operational through advanced technical skills and industry knowledge.
  • Responding to daily break‑fix and on‑demand requests, advanced troubleshooting, and delegating work orders to Maintenance Technician II and I.
  • Communicating with Store Leadership in store meetings, supporting vendor relations, and managing administrative items such as ordering parts and setting up meetings.
A Day in the Life
  • Promote a safe working environment by following all safety procedures and serving as a safety champion for LOTO, PPE, ergonomics, working at heights and machine guarding.
  • Comply with all applicable codes, regulations, and company directives related to building operations and work safety.
  • Troubleshoot electrical and mechanical problems and respond to store emergencies (traveling to multiple locations as needed).
  • Lead and perform on‑demand and planned preventive maintenance on critical and non‑critical equipment, documenting work and mentoring technicians.
  • Operate and monitor building controls and critical systems, troubleshooting alarms and verifying proper operation via EMCS command.
  • Perform manual labor tasks such as loading, unloading, lifting, and moving materials.
  • Assist with administrative tasks such as parts ordering, PO creation, and vendor management.
  • Represent the facilities business in the FM’s absence by attending store and vendor/project meetings and documenting outcomes.
  • Help the FM with technical training for new employees on equipment and building systems.
  • Coordinate with outside contractors, vendors, Property Managers/Landlords, and store business partners.
Qualifications
  • High School Diploma/GED required;
    Associate’s degree or higher from a vocational school or college preferred.
  • Flexible schedule with days, evenings, weekends, and off‑hours required.
  • Ability to travel to multiple locations required.
  • 5+ years of hands‑on facilities experience, emphasizing mechanical, HVAC, refrigeration, plumbing, electrical, and mechanical repairs.
  • 5+ years of experience conducting predictive and preventative maintenance procedures.
  • Proficient in reading and using electrical schematics and blueprints.
  • Previous experience with a Computerized Maintenance Management System (CMMS).
  • Basic troubleshooting of input and output functions, low‑voltage signal tracing, and logical device diagnostics.
  • Ability to work independently and meet multiple deadlines with high self‑motivation.
  • Strong communication skills with all organizational levels, both written and verbal.
  • Commitment to supporting facilities in a safe, customer‑focused manner.
  • Comfortable using technology such as smartphones, tablets, computers, web‑based applications, and building automation systems.
  • Physical capability to stoop, stand, walk, climb stairs/ladders, and lift up to 49 lbs.

Pay Range Details

$31.75 – $50.50 per hour. This position may be eligible for performance‑based incentives/bonuses. Benefits include 401(k), medical/vision/dental/life/disability insurance options, PTO accruals, holidays, and more.
