Overview
We are a nationally recognized commercial GC with an immediate need for a qualified project manager experienced in bank, restaurant or other retail ground-up construction and tenant improvements. We are headquartered in Southern California but are licensed in the western and southern United States.
The qualified applicant should be organized and detail-oriented. Must have excellent oral, written, negotiation and time-management skills. Ability to handle and prioritize multiple projects. Work independently with minimum supervision to manage and deliver turn-key projects.
Responsibilities- Estimate and review/negotiate projects with owners and subcontractors.
- Oversee and manage all aspects of the construction process including project controls, measuring project costs and schedule progress through completion. Monitor and ensure conformance with contracts, bid specifications and plans.
- Establish effective communication and long term relationships with clients, architects, engineers, subcontractors and vendors.
- Estimating, developing budgets, scheduling, RFI's, change orders, submittals and all other project related administration.
- Administer Owner and Subcontractor contracts.
- Review and approve Owner Pay Requests with consideration to maximize cash flow. Establish regular and frequent communication to achieve timely receipt of payment.
- Review and approve Subcontractor applications for payments.
- Verify entitlement of Change Orders by reviewing construction documents and contracts. Determine which portions of Change Orders are compensable.
- Coordinate with project superintendents and job site personnel to enable meeting of the job schedules and budget deadlines.
- Value engineer projects when opportunities are recognized.
- Attend job site meetings, job walks and company meetings. Travel may be required.
- Adhere to safety compliance issues.
- Proficient with Microsoft Office and MS Project.
- Thorough knowledge and understanding of construction methods, practices, codes and blueprints.
- Able to pass a background check.
