Position Summary
The Zoning Plans Examiner is responsible for reviewing and evaluating development applications, zoning by-law compliance, and land use proposals within the municipality. The role ensures that all zoning plans and proposals adhere to municipal zoning by-laws, land use policies, and other relevant regulations. This position requires expertise in zoning, land use planning, and development review to support the efficient and accurate implementation of zoning regulations.
Key Responsibilities
Review and evaluate zoning by-law compliance for all land use development proposals, including site plans, building permits, and business licences.Analyze development plans for conformity with legislation and regulations, municipal zoning by-laws, other relevant municipal by-laws and policies.Provide detailed feedback on applications, including guidance for approval, modification, or refusal based on zoning regulations.Prepare and present reports, memos, and recommendations to the planning department, other municipal departments, committees, and external interest-holders.Liaise with developers, architects, and the public to clarify zoning by-law requirements and provide guidance on zoning-related matters.Conduct site visits and inspections to verify zoning compliance for existing properties or development projects.Monitor and ensure proper maintenance of zoning records, databases, and files.Provide support during public hearings and appeals related to zoning by-laws, including preparing materials and presenting findings.Stay up to date with changes in zoning regulations, policies, and industry trends to ensure compliance and best practices.Collaborate with other departments, such as Planning and Engineering, to ensure coordinated review processes and decision-making.Leadership of Others

Education & Certifications
Diploma in Urban (and Regional) Planning, Civil Engineering, Architectural Technology or related field.Membership with the Canadian Zoning Officials Association (CZOA) or eligibility to obtain.Experience
2 years of experience in general construction, building design, construction and inspection of buildings, land development, or building regulatory field.Experience with municipal development applications and planning processes with demonstrated experience in zoning by-law interpretation and enforcement.Knowledge, Skills, and Abilities
Technical Expertise:
In-depth knowledge of zoning regulations, land use planning, and the application of municipal planning policies.Problem-Solving:
Strong ability to analyze complex zoning issues and provide clear, actionable recommendations.Communication:
Excellent verbal and written communication skills, with the ability to prepare clear, concise reports, and present findings effectively.Attention to Detail:
High level of accuracy in reviewing development plans and zoning applications.Time Management:

Familiarity with planning and GIS software (e.g., ArcGIS, Bluebeam, AutoCAD, or similar programs) and the ability to utilize them in zoning reviews.Working Conditions
Work is primarily performed in an office environment, with occasional site visits to development locations or properties and for public hearings. Transportation between sites is the responsibility of the incumbent.Standard hours of operation, Monday to Friday.Cognitive demands include attention to detail, problem-solving, and decision-making related to zoning compliance and development proposals.Physical demands are minimal, with occasional walking or standing during site visits.If selected for this role, you will need to provide:
